Role
This is an exciting opportunity to play a key role in the Texas business, leading the acquisition of industrial real estate, with a focus on both ground-up development and value-add strategies. The position offers direct exposure to institutional and private capital partners, and involves driving deals from sourcing through execution across the State's high-growth logistics markets.
Role and responsibilities will include but not be limited to:
- Source and evaluate real estate acquisition opportunities with a focus on strategic fit and investment potential.
- Conduct comprehensive financial analysis across industrial assets, including DCF modeling, IRR assessments, sensitivity analyses, and waterfall structures using Excel and Argus.
- Perform in-depth market research and due diligence to support investment decisions and risk assessments.
- Lead the structuring and negotiation of key transaction documents, including purchase agreements, joint venture arrangements, and financing terms.
- Prepare and present investment recommendations to the internal investment committee through detailed, data-driven memos.
- Partner cross-functionally with asset management, development, legal, and finance teams to ensure efficient deal execution and post-close integration.
- Cultivate and manage relationships with brokers, property owners, lenders, and other industry stakeholders to support deal flow and market intelligence.
- Support capital raising initiatives and investor relations, with a particular emphasis on expanding partnerships within the industrial and or residential investment strategy.
Candidate
- Bachelor’s degree in Finance, Real Estate, Business, or a related discipline; advanced degrees (MBA or Master’s in Real Estate) are preferred.
- 6–10 years of relevant experience in real estate acquisitions -ideally within the industrial sector, private equity, investment banking, or similar fields.
- Strong knowledge of real estate markets, asset valuation methodologies, and investment strategies.
- Deep understanding of local market dynamics, with established relationships and networks across key industrial regions.
- Advanced proficiency in financial modeling and underwriting using Excel, Argus, and other industry-standard tools.
