Job Description
Under the general direction of the Director of Property Operations, the Capital Projects Manager will be responsible for overseeing the administration of the Redwood maintenance program, capital projects, and ensuring compliance with policies to deliver a consistent customer experience. As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible.

Essential Duties & Responsibilities
- Collaborate with senior management to develop maintenance policies and procedures.
- Lead and communicate company capital objectives for each region.
- Lead a team of REAC Specialist, including but not limited to communicating, guiding, and coordinating.
- Routinely inspect properties to ensure compliance with company standards and review maintenance operations with Capital Project
- Analyze and provide data to make recommendations to senior management in maintenance operating strategies and identify opportunities to increase efficiencies.
- Support senior management in negotiations with major vendors by creating and providing scopes of work.
- Work with related Redwood and construction partners to identify and resolve any design or installation related issues related to accessibility.
- Develop, implement, and oversee capital improvement program for each community.
- Assist in the annual budget process.
- Act as liaison between leadership and site personnel.
- Responsible for all necessary measures so that all properties operate in compliance with all local, state, and federal laws including, but not limited to, Fair Housing.
- Participate in special assignments as directed by leadership.
- Oversee all areas related to the capital policy which includes Fire Flood and Blood, annual budgets and capital requests.
- All other related duties, as assigned.

Required Qualifications, Education & Certifications
- HS Diploma or GED Required
- Bachelor’s Degree Preferred
- Property Management experience required
- 5 years of Project Management experience required
- Intermediate to Advanced proficiency in Excel, Word, PowerPoint and Outlook.
Working Conditions
This job operates in professional office, neighborhood, and construction environments (both indoor and outdoor). In this role, the employee will routinely use standard office equipment such as computers, desk phones, iPhone, photocopiers, etc. The employee is frequently required to sit, stand, bend and walk with the ability to lift 20 pounds where applicable. This role may require up to 50% - 75% travel.

Salary : $69,100 - $87,400
