Our Assistant Apartment Manager will work with the On Site Manager to help maintain apartment communities for our property management firm by performing the following duties.
Essential Duties and Responsibilities:
- Assists the On-Site Manager with leasing and screening new tenants, addressing tenant concerns, and enforcing lease agreements. Shows prospective tenants apartments and explains occupancy terms.
- Informs prospective tenants of availability of nearby schools, shopping malls, recreational facilities, and public transportation.
- Rents or leases apartments, collects security deposit as required, and completes lease form outlining conditions and terms of occupancy if lease required.
- Collects rent payments from tenants and ensures that all accounts are up to date and makes necessary deposits at the bank.
- Assists the On-Site Manager with inputting invoices from vendors, checking for accuracy and legitimacy of invoices.
- Arranges for other services such as trash collection, extermination, or carpet cleaning.
- Prepare lease renewals.
- Performs various administrative tasks, such as answering phone calls and emails, responding to tenant inquiries, and maintaining office supplies.
- Assists the On-Site Manager with maintaining accurate records, preparing financial reports, and providing regular updates to the Property Supervisor. Complies with all applicable laws and regulations, including Fair Housing rights, local zoning, and safety regulations.
- Read and interpret documents such as safety rules, SOP's and instructions; write routine reports and correspondence.
- Calculate figures and amounts such as discounts, and percentages, to charge or credit tenants.
- Perform work on weekends and evenings as needed to meet applicable deadlines.
- Other duties as assigned.

Education/Experience: High School Diploma or equivalent skill level.
Certificates and Licenses: Valid Washington State Driver’s License and the ability to meet the Company’s vehicle insurance requirement. - Must have reliable transportation to drive up to 25% of your time. This includes driving to the bank, showings and supply runs.
Language Skills: Read and interpret documents such as safety rules, SOP's and instructions; write routine reports and correspondence; speak effectively before groups of customers.
Math Skills: Calculate figures and amounts such as discounts, interest, percentages; apply concepts of basic algebra and geometry.
Reasoning Ability: Apply common sense understanding to carry out instructions furnished in written, oral or diagram form; to deal with problems involving several concrete variables in standardized situations. Identifies problems, gathers information, and offers solutions.
Computer Skills: Knowledge of Microsoft Office products and the ability to learn how to use the property management software.

The work is typically performed in an office environment and in outdoor weather conditions, with a moderate noise level. Occasional travel to the bank or corporate office is required.
To perform the job, the employee is frequently required to talk and hear on the telephone and in person with individuals and groups. The incumbent will carry materials weighing up to 25 lbs. The incumbent is required to read and respond to documents in hard copy and electronic form. The employee must be able to climb stairs and lift arms above head to post notices. The employee must regularly sit, stand, and walk on uneven terrain. Employee may be required to visit multiple properties within a day per job requirements.
Salary : $26 - $35
