JOB TITLE: Property Manager
DEPARTMENT: Property Management
SUPERVISOR: Director of Property Management
JOB SUMMARY: Oversees all administrative aspects of assigned properties. Ensures assigned properties are operated in accordance with the Owners goals. Develops and maintains Tenant and Vendor relationships at assigned properties.

SPECIFICATIONS:
Education: Bachelor's degree or equivalent combination of education and/or experience.
Experience: Minimum five years of property management experience and two years of supervisory experience.
Skills: Strong written and verbal communication skills. Strong aptitude to solve problems, project management and strong computer skills. Strong organizational and time management skills. Able to demonstrate language, math and reasoning skills consistent with those in similar level positions. Able to work efficiently in a team environment. Yardi enterprise software experience a plus.
Requirements: Has a valid driver's license and reliable personal transportation means available. Regular domestic travel is required. Regular and reliable attendance.

DUTIES AND RESPONSIBILTIES:
1. Operates assigned properties pursuant to management agreement with Owners.
2. Tracks communications and contact information in Yardi.
3. Initiates and maintains positive tenant and community relations in the best interest of Regency and Owners. Assists tenants in resolving issues or engaging appropriate support personnel to resolve issues.
4. Enforces rules, regulations, statutes, etc. that relate to the Owners or Tenants.
5. Ensures that assigned properties are in clean, safe and functional condition at all times in alignment with the goals and image of Regency and/or the Owners and perform periodic inspections to ensure all repairs and maintenance are performed properly.
6. Has general knowledge and maintains site plans of assigned properties that details locations of electric, water, and gas shutoffs, clean-out traps, fire hydrants, riser rooms, roof zones, parking lot zones, etc.
7. Monitor utility website, utility accounts, meters, etc.
8. Keeps up with trends or changes in the market that affect assigned properties, including but not limited to laws and regulations that would affect the value of the center assessments, competition or development within the market. Monitors local economic trends and major employer news within assigned markets.
9. Monitors and informs Director of Property Management and the Leasing Representative of tenants' status when necessary, including but not limited to premature vacates, probable nonrenewable tenants, prospective new tenants, and opportunities to enhance the lease with a tenant etc.
10. Prepares the annual operating budget for assigned properties. Responsible for ensuring that all operating costs are kept within budget each year.
11. Reviews monthly expenses and compares to budget. Looks for anomalies, trends, or needed adjustments that may impact the budget and forecast. Prepares management reports, including but not limited to the executive and asset summaries prepared for asset meetings, and reviews the reports with Director of Property Management and/or Owners as requested or as required under the management agreement. Prepares property reports for Property Management meetings.
12. Looks for new opportunities for cost saving programs for respective property.
13. Approves all expenditures that are authorized per the management agreement with Owners and ensures such work is performed to an acceptable level of quality expected by Regency and Owners. Obtains prior approval from Owners on any expenditure that is not budgeted.
14. Takes leadership role within and outside the department, including the training and development of staff. Shares knowledge, best practices and is a technical resource for other departments in the day-to-day operations of the department including processes, software, financial understanding of the properties, etc.
15. Manages Maintenance Technicians for all service areas that require a Maintenance Technician. Finds, vets, contracts with and manages vendors to perform necessary work to maintain properties in accordance with company standards. Generates andmaintains all vendor contracts. Evaluates work to ensure items have been completed according to the scope of work. Ensures maintenance techs complete preventative maintenance on all company owned tools and equipment.
16. Improves processes, creates efficiencies, maximizes the billed hours and revenue generation of the Maintenance Technicians. Promotes an environment of safety throughout the organization.
17. Is active in the community, i.e., Chamber of Commerce, meeting city officials, grand opening of new businesses, etc.
18. Remains available for emergency phone calls and/or assistance after normal business hours.
19. Maximizes utilization of the Yardi system for Property Management.
20. Performs other duties and projects as assigned.

Salary : $49,600 - $62,800
