POSITION SUMMARY:
The Property Manager is fully accountable for all day-to-day property operations, overseeing and enhancing the physical and financial well being of the property. The Property Manager oversees a team of 2 to 9 individuals who work as a body to create one of the best communities in Indiana.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Operate Property in Owners’ best interest in accordance with company policies and procedures.
- Utilize marketing strategies to secure prospective residents
- Complete market analysis to ensure competitive pricing and maximized revenue
- Continually monitor reports to ensure peak performance of the property both financially and physically
- Represent the company and community in a professional manner at all times.
- Exceed targeted occupancy goals
- Consistently and aggressively collect receivables
- Oversee on-site maintenance requirements including dealing with vendors and contractors
- Provide constant vendor/contractor communication concerning scheduling, billing, vendor relations and certificates of insurance.
- Ensure resident files are complete and properly maintained
- Deal with residents concerns and requests in a timely basis to ensure resident satisfaction
- Develop and/or implement a resident retention program.
- Participate in Monthly community activities
- Plan schedules for entire team
- Ensure efficiency of staff through ongoing training, instruction, and performance improvement plans
- Ensure Quality of Market Ready Apartments
- Ability to operate and understand computer and company utilized software (Entrata)
Requirements
SKILLS AND QUALIFICATIONS:
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
- Effectively convey ideas, images and goals to a diverse group of personalities.
- Must possess a positive attitude and the ability to smile under all circumstances.
- Achieve Fair Housing certification prior to interaction with prospects or residents.
- Ability to work evenings and Saturday.
- Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
- Comply with expectations as demonstrated in the Employee Guidebook.
- Successfully pass a drug test.
- College degree preferred.
EDUCATION, TRAINING AND/OR EXPERIENCE
- High School Diploma, College Degree preferred
- Position requires a minimum of 2 years on-site as a Leasing Consultant and/or Assistant Community Manager; will consider 3 years supervisory experience in a customer service related business with appropriate certification(s).
