Position Overview :
The Senior Asset Manager is responsible for developing and executing strategic plans to maximize the value, performance, and long-term stability of a portfolio of marina assets, including associated upland properties and commercial tenants. This role involves overseeing all aspects of asset management—from financial analysis and capital planning to tenant relations and lease negotiation—while ensuring assets are maintained, operated, and accounted for according to best practices and organizational goals. The ideal candidate brings a strong background in real estate asset management, hospitality or resort operations, and financial acumen.
Key Responsibilities :
STRATEGIC ASSET OVERSIGHT :
Develop and implement asset management strategies and initiatives that enhance marina portfolio value, operational efficiency, and guest experiences.
Collaborate with Operations, Legal, Finance, Construction, and other internal teams to define end-to-end processes for assessing, onboarding, managing, and renewing leases, as well as addressing real estate matters such as easements, condemnations, and other “day two” property issues.
Conduct regular portfolio reviews to identify opportunities for property improvements, revenue growth, and cost optimization.
FINANCIAL MANAGEMENT & REPORTING :
Perform comparative market analyses, monitor industry trends, and assess rental rates, occupancy levels, and property financial performance.
Oversee property-level budgeting, reforecasting, and capital improvement plans to ensure that all enhancements and projects are delivered on time and within budget.
Oversee and maintain property-level reporting of items such as rent rolls, commercial leases, tax bills, financial statements, etc.
Prepare financial analyses and reports for senior management, highlighting opportunities to improve asset performance and mitigate risks.
LEASING & TENANT / LANDLORD RELATIONS :
Serve as the primary point of contact for current and prospective commercial tenants, negotiating terms and ensuring compliance with lease agreements.
Identify and maintain an optimal tenant mix across marina properties with commercial leases—e.g., retail, restaurant, and hospitality operations—to enhance the destination’s appeal and long-term viability.
Partner with Legal to draft and finalize contracts, leases, and related documentation, maintaining clear and up-to-date records.
Foster strong relationships with governmental agencies who are lessors to our marinas and execute strategies to maximize term on their underlying ground leases (some marinas operate on long-term ground leases with various governmental agencies).
PROPERTY CONDITION & OPERATIONAL ALIGNMENT :
Coordinate with property managers to maintain high-quality marina facilities, ensuring that docks, amenities, buildings, and grounds meet brand standards, regulatory requirements, and guest expectations.
Help assess and implement best practices for property maintenance, asset preservation, and capital improvements, ensuring timely completion and adherence to quality standards.
Assist managers in fostering a strong customer service culture, training teams to maintain excellent resident and guest relationships.
CROSS-FUNCTIONAL COLLABORATION :
Work closely with finance, marketing, construction, IT, operations and other cross-functional teams when onboarding and transitioning over newly acquired properties.
Provide guidance, mentorship, and professional development opportunities to direct reports and cross-functional teams to build a high-performing asset management function.
Act as the liaison between home office leadership and on-site operations teams, ensuring smooth communication and alignment on asset-related initiatives.
Qualifications and Skills :
Bachelor’s degree in Business, Finance, Real Estate, Hospitality Management, or a related field.
5 years of progressive experience in asset management, property management, commercial leasing, or related fields, ideally in hospitality, marina, resort, or mixed-use properties.
Demonstrated success in managing lease portfolios, performing financial analyses, and developing strategies to enhance asset value.
Strong understanding of financial statements, real estate accounting principles, and portfolio-level performance metrics.
Excellent communication and interpersonal skills; ability to build relationships with internal teams, tenants, investors, and community stakeholders.
Proven ability to work on cross-functional teams, manage multiple projects simultaneously, and drive initiatives to completion in a dynamic, fast-paced environment.
Proficiency with property management and financial software, along with strong Microsoft Excel and analytical skills.
