**Job Title:** Commercial Real Estate Analyst (Argus Modeling)

### **Position Overview:**
We are seeking a detail-oriented and motivated **Commercial Real Estate Analyst** to join our team. This individual will support the real estate investment process by conducting financial analysis, market research, and property valuations. The ideal candidate will have a strong understanding of commercial real estate dynamics, experience with Argus modeling, and a passion for real estate investment and asset management.
### **Key Responsibilities:**
- **Financial Analysis & Valuation:**
Conduct detailed financial analysis of commercial real estate assets (including office, retail, industrial, and multifamily properties). Utilize Argus software to develop financial models, pro formas, and cash flow projections to evaluate the profitability and risk of investments.
- **Argus Modeling:**
Prepare, update, and analyze Argus financial models for potential acquisitions, dispositions, or refinancing opportunities. Ensure all assumptions and projections are accurate and align with current market conditions and company strategies.
- **Market Research & Due Diligence:**
Conduct market research to support investment decisions, including evaluating current market trends, rental rates, vacancy levels, and demographic shifts. Assist in the due diligence process for new property acquisitions, including financial analysis and risk assessment.
- **Investment Reporting & Presentations:**
Prepare and present investment memos, portfolio updates, and financial reports to senior management and stakeholders. Ensure that all financial assumptions and outcomes are clearly communicated.
- **Property Financial Performance Monitoring:**
Track and monitor the financial performance of existing properties within the portfolio, identifying areas of improvement or concern. Recommend strategies to improve asset performance.
- **Collaboration & Communication:**
Work closely with internal teams (asset management, acquisitions, development) to support decision-making and project execution. Collaborate with external consultants, brokers, and third-party service providers as needed.
### **Qualifications:**
- **Education:**
Bachelor’s degree in Real Estate, Finance, Economics, Accounting, or related field.
- **Experience:**
2 years of experience in commercial real estate analysis, including financial modeling and market research. Experience with Argus Enterprise is required.
- **Technical Skills:**
Proficient in Argus Enterprise for financial modeling and cash flow analysis. Advanced Excel skills (financial modeling, pivot tables, etc.). Familiarity with CoStar, REIS, or other real estate data platforms is a plus.
- **Analytical Skills:**
Strong analytical and quantitative skills with attention to detail. Ability to interpret complex financial data and market trends.
- **Communication Skills:**
Excellent written and verbal communication skills. Ability to effectively present findings to senior management and stakeholders.
- **Problem-Solving:**
Strong critical thinking and problem-solving skills with the ability to approach issues from multiple perspectives.
- **Time Management:**
Ability to manage multiple projects and deadlines in a fast-paced environment.
### **Preferred Qualifications:**
- Knowledge of real estate investment strategies, such as acquisitions, dispositions, and asset management.
- Understanding of real estate finance concepts, including NPV, IRR, and capitalization rates.
- Exposure to investment underwriting or portfolio management.
