DESCRIPTION

JOB DESCRIPTION:  Regional Property Managers are responsible for all aspects of property management within their assigned regions. This typically involves managing several property communities with disparate needs, residents, maintenance levels, and issues. These managers work with property teams to maintain residential units, which involves solving resident issues efficiently while ensuring proper maintenance occurs on buildings and facilities to prevent future issues. Regional Property Managers work with local residential teams to develop maintenance plans, develop safety standards, and update and maintain proper records. These regional managers are ultimately responsible for solving residential disputes, ensuring property meets all regulatory standards, and making sure communities are occupied and profitable.

 

TASKS PERFORMED:

  • Personnel: Responsible for hiring Property Managers and working with Property Managers to ensure that we have qualified teams at each property.
  • Administrative / Operations: Directly responsible for supervision of Property Managers and Maintenance Supervisors.
  • Financial / Accounting: Responsible for ensuring that we are maximizing income and managing expenses.
  • Marketing: Ensure the highest rents possible are being charged for each unit type. Have a good understanding of the market that each property is in. Be able to explain the general market and sub-market as it relates to each property.
  • Physical Asset - Work with the Property Managers and Maintenance Supervisors to ensure all properties are maintained to company standards.
  • Monitor tenant relations with managers and assisting where necessary.
  • Aggregate rent collection, maintenance, and permitting.
  • Organize and supervise groups of property managers to establish duty priorities across multiple properties.

QUALIFICATIONS


REQUIREMENTS:

  • Proficient computer skills (Microsoft Office, RealPage and other software)
  • Must pass and maintain Fair Housing requirements as set forth by management company
  • Must possess cell phone
     

QUALIFICATIONS:

  • AA or BA degree in relevant field is preferred or have equivalent experience. 
  • Required designations:  Certified Apartment Manager (CAM), Accredited Resident Manager (ARM), or Certified Apartment Portfolio Specialist (CAPS).
  • Position requires a minimum of 5 years on-site as a Property Manager, and 3 plus years’ experience overseeing multiple properties.
  • Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.
  • Effectively convey ideas, images and goals to a diverse group of personalities.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Experience with RealPage software is preferred.
  • Knowledge of OSHA laws and regulations.
  • Participate in training to comply with new or existing laws.
  • Be able to work evenings and weekends.
  • Travel is required, as we are located nationwide.  Must be willing to travel 70% or more time.
  • Present self in a neat, clean and professional manner always throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the Employee Handbook.
