What are the responsibilities and job description for the Maintenance Supervisor position at Saint Joseph Villa?
SUMMARY OF JOB:
Responsible for assisting the Director of Maintenance in complete operation and maintenance of facility in accordance with current applicable federal, state, and local requirements and according to Villa policies and procedure.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Work closely with Director of Maintenance in order to maintain the operation of the building. Meet with director daily.
- Work with maintenance staff, i.e. mechanics, carpenter, gardener, driver, and security for smoother operation of building.
- Work with maintenance staff for the purpose of completing job assignments.
- Handle security problems with night security in conjunction with director.
- Make recommendations to director, as appropriate, regarding repairs, operations, purchasing, etc.
- Oversee grave burial.
- Work with gardener for the purpose of maintaining the grounds.
- Oversee snow removal.
- Handle computer and video systems.
- Work on repair of electric, plumbing, and air-conditioning problems/concerns.
- Assist in maintenance and operation of boilers.
- Perform other duties as assigned by the Director of Maintenance or Administrator, as needed.
- Adhere to the Organization’s Policies and Procedures covering Privacy and Security in compliance with HIPAA regulations.
- Complete annual compliance and HIPAA training and exhibit behavior as set forth by the Code of Compliance in the performance of their duties.
- Adheres to the Organizations Policies and Procedures regarding the Compliance Program of the organization and is timely in reporting any possible concerns.
- Follows all local, state and federal regulations as they pertain to their position.
- Adhere to the Organization’s Policies and Procedures covering Privacy and Security in compliance with HIPAA regulations.
EDUCATIONAL REQUIREMENTS:
- High School Diploma or Equivalent
- Trade school or apprenticeship or five years’ experience in HVAC maintenance in healthcare setting, preferred but not required
- Must possess current EPA certification to handle refrigerants
- Must have the ability to adjust to new industry techniques and become familiar with new equipment as required
EXPERIENCE/KNOWLEDGE/SKILLS:
- Working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances & must have demonstrated knowledge of HVAC
- Must be able to do preventive maintenance procedures on designated equipment following manufacturer’s recommendations and perform necessary repairs and adjustments if needed
- Must be able to test electric supply, inspect and test lighting
- Must be able to troubleshoot electrical systems including 208/480 and control systems
- Must be able to effectively communicate and work with residents and staff
- Must be able to read mechanical drawings and schematics
- Must be able to perform at a Journeyman level
- Knowledge of computer maintenance work order systems
- Must be able to effectively communicate and work with residents and staff
- Familiar with computer maintenance work order system
