Sand Lake Realty and Andrews Avenue Residential have teamed up with real estate management firm Berger Commercial Realty. Together, they form a vertically integrated platform focused on commercial and residential property management, accounting, asset management, and investment. Sand Lake Realty is a South Florida-based real estate investment manager. The firm focuses on acquiring and repositioning management intensive properties throughout Southeast region of the United States. The company is currently seeking an experienced Regional Property Manager with leadership, business acumen, and a deep understanding of the real estate industry.
The Regional Property Manager will be responsible for managing all aspects of a multifamily residential portfolio within the region to ensure financial goals are met, maintain residents satisfaction, and comply with regulations, as well as the set-up and implementation of future acquisitions. Working in a fast-paced environment, this position offers room for unlimited career growth working directly with the principles of the company, asset managers, owners as well as the communities under management.
Some of the job responsibilities include but are not limited to:
- Under the directions of the Senior VP of Property Management and owners to maintain profitability of the portfolio
- Assist with new acquisitions of new property/portfolio
- Apply an understanding of best practices to hire, train, and supervise onsite personnel and any other reporting employees.
- Lead and develop the property management staff in the market consistently, ensuring thorough staff understanding and implementation of operations, policies, and procedures.
- Establish and maintain strategic relationships with customers, vendors, and other stakeholders.
- Effectively mentor and manage your team to reach overall organizational goals
- Provides oversight and guidance to all properties and staff, including but not limited to compliances, safety, annual inspections, etc.
- Implementing and managing individual site business plans including objectives, compliance goals, and marketing position.
- Conduct regular site visits through the assigned portfolio to perform site inspections
- Developing and managing property budgets, monitoring financial performance and preparing reports
- Addressing tenant complaints and issues, and implementing strategies to enhance tenant retention
- Coordinate leasing efforts, implementing marketing strategies, and analyzing market trends
- Monitor and review of monthly financial reports
- Encourages a collaborative and accountable leadership approach with Property Managers for department oversight and portfolio management.
- Identifying opportunities for growth, developing long-term strategies, and improving overall property performance
- Directly manage portfolio properties as necessary
Required Skills:
- Minimum of 5 years of progressive experience managing residential real estate
- Bachelor’s degree in business administration, real estate management, or a related field preferred
- Strong business acumen and development skills
- Ability to work independently, prioritize, and multi-task
- Ability to analyze data, identify problems, and make informed decisions
- Be conscientious about achieving deadlines while maintaining accuracy
- Work cooperatively with others to attain assignment goals and objectives
- Team player with positive attitude and high ethical and moral standards
- Working knowledge of MS Office with proficiency in Excel
- Knowledge and skilled with Yardi, BlueMoon, or other property management software
- Strong written, verbal, and interpersonal communication skills
- Excellent communication, negotiation, and interpersonal skills
- 75% travel to assigned portfolio may be required
