Job Summary
We are seeking a detail-oriented Inspector to join our non-profit team. Sandhills Community Action Program administers HUD’s Section 8 Housing Choice Voucher Program; which provides rental assistance to low-income households in Moore, Montgomery and Richmond Counties. An Agency vehicle is provided to do this work; but not for personal use. This position can be based out of Moore or Richmond County; whichever is preferred by the incumbent. As a rental Inspector, you will play a crucial role in ensuring that rentals under the program are safe and functional through thorough inspections and evaluations. The inspection protocol is called NSPIRE (National Standards for the Inspection of Real Estate). It is a new protocol and as such may not be familiar; so please research it online before applying.
Responsibilities
- Conduct comprehensive inspections of rental properties, in accordance with NSPIRE guidelines, HUD regulations and Agency policy.
- conduct initial, interim/special and annual inspections in Moore, Montgomery and Richmond Counties.
- Collect data during inspections to evaluate the condition of the rental.
- Analyze inspection findings and prepare detailed reports outlining any issues or concerns identified during the inspection process and communicate clear findings to landlords, tenants and HUD.
- Collaborate with Case Workers, tenants and landlords to schedule inspections, recommend necessary repairs or improvements and to schedule re-inspection within required timeframes according to HUD Regulation.
- Stay updated on HUD regulations and NSPIRE guidelines.
Qualifications
- Proven experience in construction inspection or a related field is preferred.
- Strong understanding of quality control processes and protocols.
- Proficiency in use of Microsoft Office suite of software.
- Excellent analytical skills with attention to detail and organizational skills for accurate data collection and reporting.
- Ability to communicate effectively with clients, landlords, team members and other diverse stakeholders.
- Knowledge of relevant building codes and regulations is a plus.
- Certification as a home inspector or completion of relevant training programs is desirable; but not required. However, you must pass an NSPIRE certification exam within 90 days of employment.
- Must possess strong problem-solving & critical thinking skills and the ability to work independently and as part of a team.
Job Type: Full-time
Pay: $17.00 - $19.00 per hour
