As a Property Manager, you will help manage many facets of the apartment community operations to achieve financial goals and ownership objectives while assisting the leasing team in maintaining high occupancy and outstanding customer service to our residents.
SUMMARY:
The Property Manager is responsible for maintaining high property occupancy and low resident turnover within the established budgeting guidelines. Responsibilities include operations for all phases of the property/s, including but not limited to, coordinating and overseeing ALL day-to-day operations such as leasing, maintenance, resident communication, rent collection, and invoice approval. MUST have strong lease-up skills.
Strong software skills are essential for this position.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Lead lease up of Luxury Apartment Units
- Monitor and prepare annual and monthly operating budgets
- Plan and submit for approval capital expenditures and submit bids for physical improvements to the property
- Conduct regular property inspections to enhance curb appeal, protect property value, and identify potential safety concerns
- Hire, train, supervise, and evaluate all site personnel
- Provide oversight of contractors and maintenance personnel at properties to ensure they are being maintained properly and as required.
- Maintain a positive working relationship within, the community, employees, and vendors
- Follow Fair Housing
- Maintain excellent resident relations while continuing to enact company and community policies
- Mediate disputes between residents, on-site personnel, and outside contractors.
- Be an example of expectations for others;
- Comply with appropriate company procedures for deposits, collections, accounts payable, payroll, and security deposit reconciliation in a timely manner
EDUCATION and/or EXPERIENCE
- Must have a minimum of 4 years’ experience in property management.
- Be a strong leader, communicator, motivator, and be creative!
- Have a positive attitude because attitude is contagious!!!
- Must have strong problem-solving skills.
- Must have a high level of interpersonal skills to handle residents and employees as well as demonstrated poise, tact, and diplomacy.
- Must be able to interact and communicate with individuals at all levels of the organization
- Must have very strong computer and software skills
- Must be fluent in property management software. AppFolio preferred.
- Able to work under pressure, including prioritizing competing demands and meet deadlines.
- Able to work a flexible schedule to ensure the smooth running of the property.
- Must have strong oral and written communication
- Willingness to continue to learn and grow and support the professional growth of your team members.
Job Type: Full-time
Pay: $50,000.00 - $60,000.00 per year
