What are the responsibilities and job description for the Real Estate Manager position at Select Medical?
Select Medical is seeking a Real Estate Manager to join their growing Outpatient Division. The ideal candidate should have a background in commercial leasing and be comfortable negotiating business and legal terms for Select’s portfolio of Outpatient Physical Therapy Clinics. Basic knowledge of construction phases and terminology with the ability to review floor plans is required. In addition, the Real Estate Manager must have the ability to manage third party real estate brokers, appraisal firms and third party legal staff as it relates to Select Medical and real estate transactions. The right candidate will also interface with leadership in the field and corporate environment to successfully achieve corporate goals and objectives.
- Negotiate lease terms for Select’s portfolio of Outpatient Physical Therapy Clinics resulting in favorable terms for the operation of said clinic, including but not limited to rate, length, TIA and lease language.
- Independently manage third party vendors such as real estate brokers, appraisal firms and legal teams to aid the manager in negotiating leases.
- Maintain working relationship with field operations to understand the direction of each clinic and operational goals set which can be aided by lease terms.
- Understand construction project details to guide operational teams through various stages of potential projects including major and minor renovations, relocations, start-ups and closures.
- Interpret lease language to guide operational decision points as required to achieve set business plan.
- Proficient PC skills, including Microsoft Word, Excel spreadsheets, and real estate databases. Ability to learn and work in multiple software systems as required such as Costar/Loopnet and AMTdirect.
- Excellent organizational skills, strong application skills, management of multiple personal and an ability to think outside the box.
- Ability to work in a fast-paced environment and manage multiple projects and responsibilities.
- High School diploma required, bachelors' degree with lease agreement terminology a plus.
