Relief Manager

The Self Storage Relief Manager will be assigned to all Self Storage offices and take up the critical support role directly affecting the performance, serviceability, and reporting structures of all locations. Reports to the District Manager.

Supervisory Responsibilities:

• Oversees the daily workflow of the site including but not limited to opening and closing procedures, administrative tasks, local marketing, and all corporate reporting.

Responsibilities and Duties: (included but not limited to)

• Interacts with customers to assist with rental payments, service requests, and any other related items.
• Maintains open communication between the service and corporate staff to ensure successful teamwork.
• Ensures the properties are maintained by inspecting the grounds on a regular basis.
• Prepares service requests after inspecting the buildings and vacant units, when necessary.
• Ensures that security systems are functioning.
• Completes on-site payment processing and administrative tasks such as filing relevant paperwork and invoices for clients.
• Maintains the day-to-day operations of all U-Haul services.
• Seeks to maintain the highest possible state of readiness for all unit types across the entire site.
• Maintains a professional, approachable demeanor towards customers and staff.
• Suggests strategic plans to fill vacancies through approved marketing and or discounting activities.
• Responsible for the unit vacate process, to include the vacant unit damages inspections.
• Works with local police and courtesy patrol to give and receive information regarding security and crime, when necessary.
• Manages the delinquency process in accordance with company policies.
• Performs other related duties as assigned.

Qualifications:

• High school diploma or equivalent required.
• Excellent written and verbal communication skills.
• Excellent organizational skills and attention to detail.
• Proficient with Microsoft Office Suite or relevant software.
• Basic reading, writing and arithmetic skills required.
• Always presents a neat and professional appearance.

Requirements:

• Five years of self storage experience preferred.
• Prolonged periods of sitting at a desk and working on a computer.
• Must be able to lift fifteen pounds at times.
• High school diploma or equivalent
