What are the responsibilities and job description for the Resident Self Storage Manager position at Self Storage?
Our full time (40 hours per week) Property Managers are responsible for the daily operations of the assigned facility. This person reports to the Asset Manager for the region. Our Property Managers are reliable, personable, motivated and self-sufficient individuals. Primary duties are leasing units, customer service and handling accounts receivable. These individuals have strong computer skills and the ability to handle customers efficiently. This opportunity is for a live-in manager; an apartment is provided onsite. Office hours are 9am-5pm Monday-Saturday, the Property Manager's assigned days off will be on Sunday and Thursday weekly. Saturday availability is required. This is an independent work environment.
Job Description:
Responsible for opening and operating the office on scheduled days
Responsible for renting/managing self storage units and parking spaces
Responsible for phone, internet and walk-in lead conversions
Responsible for recommendations and implementation of local marketing initiatives
Responsible for point of sale (rentals, payments, sales and customer service)
Ability to be driven by performance goals (budget, retail goals, etc.)
Ability to articulate service and product features and how they will benefit our customers
Responsible for ensuring facility is stocked with retail merchandise
Responsible for maintaining customer files and auction statuses
Responsible for maintaining and improving facility appearance
Responsible for daily walk-through of our facility
Responsible for remote deposits
Responsible for monthly audit file reporting
Responsible for cleaning vacant units (sweeping, mopping, dusting, etc.)
Responsible for overseeing Penske truck franchise--includes checking in trucks, cleaning, managing reservations, providing customer service, submitting reports, working with Penske rep to ensure success, etc.
Job Qualifications:
Must be eligible to work in the United States
Pre-employment background check
Must have a valid driver's license
Must have a High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)
Must be a team player and have strong leadership skills
Must be profit driven
Proficient with computers: Outlook, Word, Internet
Have an analytical mind and ability to understand and interpret financials
Job requires constant movement and must be able to lift and move 25 lbs
Job requires ability to climb into Penske trucks (mileage and gas level checks)
