Property Maintenance Manager

Job Overview

SKYLARANNA Resort & SPA is seeking an experienced and hands-on Property Maintenance Manager to oversee the upkeep, repairs, and overall operational functionality of our resort facilities. This role is responsible for ensuring that all buildings, grounds, equipment, and systems are maintained to the highest standards, providing guests with a safe, comfortable, and exceptional experience. The ideal candidate will have strong technical skills, proven leadership abilities, and the ability to work both independently and as part of a team.

Key Responsibilities

• Supervise and perform preventative, routine, and emergency maintenance for all resort facilities, including the hotel, cabins, SPA, restaurant, pool, and recreational areas.
• Oversee the maintenance team, assign daily tasks, and monitor performance to ensure timely completion of work orders.
• Maintain and repair building systems such as HVAC, electrical, plumbing, and mechanical equipment.
• Ensure proper upkeep of exterior areas, including landscaping, walkways, parking areas, and outdoor recreational facilities.
• Oversee pool and hot tub maintenance, including water quality testing and chemical balancing.
• Maintain resort signage, lighting, and safety systems, including fire alarms, extinguishers, and emergency lighting.
• Manage vendor relationships for specialized repairs, contracted services, and equipment purchases.
• Keep detailed maintenance logs, inspection records, and inventory of tools, parts, and supplies.
• Implement and monitor a preventative maintenance program to reduce costly repairs and downtime.
• Respond promptly to maintenance requests from guests and staff while ensuring minimal disruption to resort operations.
• Assist in planning and budgeting for capital improvement projects and equipment replacement.
• Ensure compliance with health, safety, and environmental regulations.

Qualifications

• Proven experience as a Maintenance Manager, Facilities Manager, or similar role, preferably in hospitality or resort settings.
• Strong working knowledge of building systems including HVAC, plumbing, and electrical.
• Ability to read technical manuals, blueprints, and schematics.
• Excellent organizational and leadership skills.
• Strong problem-solving abilities with the capacity to handle multiple priorities.
• Hands-on working style with willingness to perform maintenance tasks when necessary.
• Ability to work flexible hours, including evenings, weekends, and holidays as needed.
• Valid driver’s license required.

Physical Requirements

• Ability to lift 50 lbs. and perform physically demanding tasks.
• Comfortable working in various weather conditions and at heights when needed.
• Frequent standing, walking, bending, and use of tools and equipment.

Pay: $45,000.00 - $55,000.00 per year
