Smith Gardens, the largest annual and perennial grower in the Pacific Northwest, has an exciting opportunity for a Maintenance Manager to join our team at our Aurora, OR site.


The Aurora site opened in 1997, and is located just 30 minutes south of Portland, Oregon in the beautiful Willamette Valley. The site has 37 acres of greenhouse and 3 acres of field space. In 2013, we added a 3-acre State-of-the-art glass greenhouse which has allowed the facility to repurpose 40,000 gallons of water every day helping to reduce our carbon footprint.

JOB SUMMARY:

Manage maintenance staff in daily maintenance operations and projects. Review service requests, determine nature of problems and assign work. Coordinate activities of on-site contractors. Responsible for resource management, project scheduling, budgets and forecasts and working with external vendors, subcontractors or contractors. Conducts meetings and prepares reports to communicate the status of the project to team. Set priorities, assign tasks and coordinate project staff to meet project targets and milestones.

ESSENTIAL DUTIES:

• Promote a safe work environment, upholding company safety policies and procedures.
• Hire, motivate, train and develop maintenance staff.
• Proactively implement and maintain best management practices within the Maintenance Department, with an emphasis on planning/scheduling and preventative/predictive maintenance.
• Develop and maintain key maintenance metrics to track performance and improvements.
• Ensure proper condition and operation of buildings, heating, irrigation, ventilation, environmental controls and other general equipment and systems.
• Troubleshoot and recommend or resolve operational problems and minimize delays.
• Administration of storm water management program.
• Maintain equipment records and operating/parts manuals.
• Purchase and maintain appropriate maintenance parts inventory.
• Timely generation and routing of purchase orders, invoices, and other administrative correspondence.
• Participate in continuous improvement and other improvement initiatives by assembling and evaluating data and recommending improvements.
• Maintain clean and orderly work areas.
• Coordinate the activities of outside contractors regarding facility maintenance.
• Facility Expensed projects – Project design, budgeting, ordering material and schedule contractors.
• Provide input and data for capital projects, equipment specifications, preventative maintenance, spare parts and inventory.
• Collaborate with Maintenance Managers at other facilities to share best practices, lend expertise, solve problems and pursue improvements.

COMPETENCIES:

• Comprehension of all areas of maintenance including electrical, heating, boilers, ventilation systems, irrigation and pumps
• Excellent verbal and written communication skills with all departments and staff levels.
• Proficient in MS office and maintenance software.
• Professional, proactive and solutions oriented.
• High level of integrity and leadership in all circumstances.
• Bilingual in Spanish a plus.

EXPERIENCE AND EDUCATION:

• 6 years of repair maintenance experience; strong electrical, mechanical and industrial skills with PLC, VFD, and HVAC experience.
• 4 or more years of experience in a managerial or supervisory role.
• AA degree in mechanical, electrical, or industrial maintenance preferred.
• Maintain applicable state licensure and certification.

PHYSICAL REQUIREMENTS:

• Work indoors and outdoors, in seasonal temperatures and conditions.
• Willing to work flexible hours, holidays and weekends as required.
• Continuously walk, stand, bend, kneel (and remain working below knee-level) as well as reaching overhead and from side to side for long periods of time.
• Must be able to lift and move objects up to 75 pounds consistently with heavier weight necessary at times in an environment that may be hot.
• Use a variety of hand and power tools, testing equipment and material handling equipment in performing duties.
