**Job Summary:**
South Oxford Management is seeking a dedicated Maintenance Technician to join our team. As a Maintenance Technician, you will play a crucial role in ensuring a safe, secure, and comfortable living environment for residents, visitors, and team members. Your responsibilities will include maintaining the appearance of the community and the functionality of each apartment home.
**Responsibilities:**
- Provide excellent customer service to residents and prospective residents
- Conduct visual inspections of the apartment community, address areas of concern, and keep the community clean
- Identify and promptly correct unsafe conditions within the community
- Perform maintenance and repairs on HVAC, plumbing, electrical systems, and pool maintenance
- Coordinate make-ready repairs and services
- Report major repairs and requisitions to maintenance supervisor and property manager
- Remove and transfer appliances, furniture, and equipment as needed
- Schedule and perform routine preventive maintenance
- Communicate effectively with residents, visitors, vendors, and team members
- Fulfill additional duties as assigned by the Maintenance Supervisor or Community Manager
**Qualifications:**
- High School diploma or equivalent
- General knowledge of property maintenance practices
- Proficiency in the safe use and maintenance of hand and power tools
- Willingness to work a flexible schedule, including weekends and on-call hours
- Ability to multitask and meet deadlines
- Familiarity with relevant laws, including EPA and OSHA regulations
- Certified Pool Operator and Universal Freon License, including R410A (preferred; training provided)
