Job Description
Role and Responsibilities
The Pre-Construction Manager is ultimately responsible for the overall success of individual projects within the Pre-Construction Department.
Build, implement and otherwise setup assigned projects in BuildingConnected.
- Ensure each project has all necessary files and information to relay to subcontractors
- Development of each subcontractor / vendor bid package to ensure all necessary items and cost impacts are covered.
- Ensure all key subcontractors and Preferred Subcontractors are contacted about project and due dates.
- Collect, review, analyze and request revisions as needed for all proposals received.
- Upload all proposals to BuildingConnected and Spartan Server

- Ensure all project files are organized and filed correctly for Project Managers
- Ensure each project has ample bids in each bid package to build the job the right way for the right price. i.e. at least three (3) subcontractor bids per trade.
- Bid Level all projects to ensure all necessary scopes are covered with the Lowest Qualified Bidder.
- Complete Spartan SOV with Subcontractors and pricing selected from BuildingConnected
- Participate in SOV review calls to answer any questions about project and relay important information to PM & leadership team.
- Create RFI’s for any discrepancies or clarifications needed to bid project successfully.
- Build and maintain relationships with Subcontractors.
- Balance a minimum of six (6) projects at once.
Qualifications and Education Requirements
- Minimum of 1 year experience as Pre-Construction Coordinator or equivalent role in construction
- Solid understanding of construction industry, job site safety requirements, planning & scheduling, building trades and sequence of work and relevant technology including software.
- Key competencies are leadership, initiative, communication, teamwork, managing for results and coaching / mentoring.
- MUST be able to read and understand construction plans and specifications.
- Valid Drivers License

- iPad & iPhone, PlanGrid / AutoDesk Build and / or ProCore, BuildingConnected, Microsoft Office Suite of Products, Adobe products and others as the company may require.
PHYSICAL DEMANDS
While performing the duties of this job, the employee may be exposed to conditions that include weather such as heat and / or humidity and cold, fumes or airborne particles, exposure to dust and asphalt, and moving mechanical parts. There may be occasional exposure to toxic or caustic chemicals. Conditions can also include the risk of electrical shock and risk of vibration. The noise level in the work environment can often be loud.
This position is regularly required to:

- Talk and hear at normal levels.
- See with close vision, distance vision, color vision, peripheral vision, depth perception and have the ability to adjust focus.
