What are the responsibilities and job description for the Construction M.E.P. Coordinator position at SpawGlass?

Our M.E.P. coordinator leads the mechanical, electrical, and plumbing systems on a construction project from preconstruction through construction and post-construction phases. A successful candidate in this role is knowledgeable of constructability compliance, enjoys problem-solving, and has exceptional attention to detail, organizational, communication and leadership skills.

Competencies
  • Stakeholder Engagement and Communication: Effectively communicate with facility managers, user groups, owners, architects, and engineers to gather requirements and resolve MEP-related issues. Facilitate meetings with stakeholders to align project goals and expectations throughout the project lifecycle. Build professional relationships by participating in industry organizations, job interviews, and project presentations.
  • MEP Systems Expertise: Accurately identify and address MEP constraints, design challenges, and compliance requirements during all project phases. Ensure MEP systems are designed and installed in compliance with industry standards (ASHRAE, SMACNA, NFPA, NEC, IBC, IPC, IMC) and project specifications. Implement sustainable practices by performing LEED analyses, drafting IAQ management plans, and advising on energy efficiency and rebate opportunities. Deliver high-quality MEP solutions that meet or exceed owner and end-user expectations.
  • BIM Coordination and Management: Establish and execute a comprehensive BIM plan to optimize MEP coordination. Facilitate BIM coordination meetings and regularly review models to identify and resolve design conflicts using tools such as Navisworks. Ensure the BIM process is integrated into project planning to reduce errors and improve constructability.
  • Project Planning and Scheduling: Provide accurate and actionable input on project schedules, phasing plans, and long-lead-time item purchases to minimize delays. Support the project team by developing and maintaining schedules for MEP systems, ensuring alignment with overall project timelines. Coordinate closeout schedules, including permitting, inspections, and commissioning requirements, to achieve seamless project handovers.
  • Subcontractor Coordination and Management: Manage subcontractor relationships by ensuring clear communication of scope, expectations, and deliverables. Lead subcontractor kickoff meetings and weekly coordination sessions to address issues proactively. Review and approve subcontractor submittals, shop drawings, change requests, and payment requisitions to maintain budgetary and quality control.
  • Cost Management and Value Engineering: Identify and present cost-saving opportunities through value engineering, with detailed analysis of pros and cons for MEP systems. Regularly monitor and report on costs-to-complete, ensuring accurate financial forecasting. Support the project team by participating in budgeting and value management processes to maximize project value.
  • Constructability, Quality Assurance, and Compliance: Conduct detailed reviews of contract documents to identify constructability issues, logistical challenges, and code compliance risks. Perform regular site inspections of MEP installations, documenting non-compliance items and ensuring they are resolved to meet project requirements. Implement and monitor quality control measures through Definable Features of Work (FOW) and adherence to the Site-Specific Quality Management Plan (QMP).
  • Commissioning and Closeout: Coordinate and support commissioning activities, including functional testing, scheduling, and final documentation. Act as the primary liaison for commissioning in the absence of a designated agent, ensuring all processes are completed efficiently. Ensure the successful closeout of MEP systems by overseeing as-built documentation, O&M manuals, and final inspections.
  • Process Development and Knowledge Sharing: Develop and implement improvements to MEP coordination processes, incorporating lessons learned from completed projects. Provide regular training sessions to internal teams on MEP fundamentals and best practices. Stay informed of industry trends and advancements through participation in training programs and professional development opportunities.
  • Safety and Risk Management: Enforce compliance with safety regulations and project-specific safety plans during all phases of the project. Proactively identify and address risks associated with ADA, energy codes, and other compliance requirements to ensure a safe and functional final product.


Specifications
  • A degree in construction management, engineering technology or similar is a plus.
  • Proven construction management experience, specifically in HVAC, electrical, fire protection and plumbing systems.
  • Proficiency with Microsoft Office Suite (SharePoint, OneDrive, Teams, Outlook, Excel, Word, PowerPoint) and construction management software (e.g., BIM, cost management, estimating, markup/document control, etc.)


Essential Functions
  • Perform physical activities such as twisting, stooping, bending, squatting, kneeling, crawling, climbing ladders and stairs, walking on uneven ground, working on scaffolds above ground, and in ditches below ground. Up to seven hours of an eight-hour shift are spent standing.
  • Work comfortably in confined spaces without fear and demonstrate the ability to read GHS labels on containers through color recognition.
  • Have depth perception to identify hazards such as excavations and to hear horns or sirens from moving equipment.
  • Exhibit good finger manipulation skills for precise tasks.
  • Climb on light and heavy equipment, carry, and use hand tools effectively.
  • Handle constant lifting of 10 lbs, frequent lifting of 25 lbs, and a maximum single-person lifting capacity of 50 lbs (assistance required for items over 50 lbs). Tasks may involve reaching at, above, or below shoulder height.

Work Environment
  • Construction site environment. You may be exposed to noise, dampness, heat, cold, dust, fumes (occasionally, but always well-ventilated), chemicals (will work with, but normally won’t work in a chemical environment) and confined spaces (on occasion). Temperatures range from 25º to 115ºF.
  • Wear puncture-resistant footwear, long pants, and shirts with four-inch sleeves.
  • Use all required PPE, including hard hats, safety glasses, gloves, high-visibility vests, earplugs, fall protection gear, and respiratory equipment, as provided.
  • Maintain a professional, clean, and well-groomed appearance.
  • Work schedule will align with project demands and timelines.
