Primary Responsibilities
The Land Development Manager will assist in estimating, budgeting, developing, and dedication of site improvements for our communities
- Oversite of daily land development field operations
- Managing contractors, verifying work completed/monitoring progress
- Assist meetings with government agencies/inspectors/HOAs
- Organizing land development work with homebuilding operations
- Project dedication and bond release work support
- Assist land acquisition team
- Manage and maintain accurate project development schedules
- Manage and maintain accurate project development budgets
- Invoice review/coding
- Issue purchase orders and change orders
- Analyze bids/contracts/change orders
- Support land acquisition team such as Project Due Diligence efforts (entitlements and approvals, development schedules, and budgets)
- All other duties as assigned
Ideal Candidate
The ideal candidate will exhibit leadership ability, heightened awareness and trust, a self-starter, problem solver, critical thinker, great communicator, and results and customer satisfaction driven. Construction degree or experience is required with an understanding of grading, paving, and all aspects of site/community development.
Technical Knowledge
- Scheduling Software: Beginner
- Microsoft Office Suite: Intermediate
- Entitlements/Due Diligence: Beginner
Qualifications
- 3 years relevant (engineering, construction management, home building) experience
- Ability to interpret construction plans
- Understanding of basic pavement/roadway geometry
- Ability to do accurate takeoffs
- Basic understanding of site development which includes grading, storm drainage, sanitary sewer, and water systems and roadways
- Willing to contribute in a cross-functional team environment, with many members, diverse skills, and changing priorities
- Knowledge of basic business practices
- Preferably, a Bachelor’s degree in Construction Management or Civil Engineering
