What are the responsibilities and job description for the Regional Manager position at SWBC PEO?

This position requires ability to oversee the development and implementation of company policies and procedures related to property management; recruit, train, develop and supervise Property Managers, and share responsibility for maintaining the physical asset and performance of assigned properties. Must have previous regional management or multi-site experience.  All candidates must have experience in property management. A high school education or equivalent is required. A bachelor’s degree is preferred, but not required.

SKILLS:

Ability to lead and manage people, ensure operations run smoothly, and achieve revenue targets. Regional Manager should be able to perform efficiently in a high-pressure environment and demonstrate excellent problem-solving and decision-making skills.

  • Possess knowledge and ability to prepare community operating budgets and analyze financial statements

ESSENTIAL JOB RESPONSIBILITIES: 

The position requires the ability to communicate effectively with people and present a positive, professional image. Regional Manager is responsible and accountable for leading and managing on-site personnel and regional portfolio performance to achieve objectives.

In addition, the position requires, but is not limited to the following:

  • Responsible for all day to day property operations
  • Develop, lead, and empower team members to seize opportunities and perform at their highest level while encouraging innovation, service, communication, and adherence to the company values.
  • Interview, select, hire, and train Property Managers at each Property within the region portfolio.
  • Effectively perform and document appropriate associate evaluations including, but not limited to, performance reviews and corrective action reviews and termination paperwork.
  • Prepare annual budgets, goals, and objectives.
  • Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
  • Involved in new acquisitions and third-party development by providing insight, analysis, pro forma, marketing evaluations, and staffing plans
  • Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs.
  • Manage the properties in the most efficient and profitable manner given existing market conditions. Stay consistent with the goals and objectives of the company and property owners.
  • Work with the clients to identify property goals and objectives. Be responsive and receptive to owners’ needs, goals, and objectives. Promotes client satisfaction and retention through timely reporting and on-going communication about the performance of the properties, and responds quickly and with urgency to client/owner concerns, questions, issues, and requests

ATTENDANCE: 

The position may require you to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, additional hours when requested. The position requires the ability to serve on-call, as scheduled or as necessary. Position may require the need for travel.

TOOLS, EQUIPMENT & SUPPLIES USED: 

Position may require the purchase and compliance of wearing the company-specified uniforms and/or accessories. Position requires the ability to use general office equipment including, but not limited to, computers, copy machines, telephones, and safety equipment.

PHYSICAL DEMANDS:

The position requires the ability to access all units to show prospective residents, inspect the premises, and deliver notices as required. Assist with emergency measures as required, and the ability to withstand all weather conditions including temperatures in excess of 90 degrees and temperatures below 32 degrees.
