Our Resident Services Managers assist with the general oversite and administration of a student housing complex. They focus on providing a high level of professional service and creating a 1st class living experience for our residents.

Duties and Responsibilities:
- Understand basic standards of property management including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
- Monitor residential site and building locations for superior curb appeal and ensure cleanliness and general organization.
- Monitor office, clubhouse, and other common areas for general cleanliness and appearance.
- Assist with annual unit turnover and help execute move-in/move-out procedures.
- Solicit feedback from team members regarding issues and coordinate with the supervisor to determine a suitable resolution plan.
- Participate in regular team meetings with Operations staff to address current issues and prepare for upcoming events.
- Enforce lease agreement terms and communicate expectation levels with residents.
- Respond to email inquiries as appropriate.
- Distribute communication letters and post notices.
- Organize, manage, and order office supplies and materials as needed.
- Assemble, copy, sort, and file business documents either manually or electronically.
- Compile forms and verify for accuracy, and enter data fields into the company database.
- Respond to leasing inquiries from prospects and update current residents of potential tours.
- Manage calendars and schedule appointments.
- Evaluate prospects' needs and provide tours of available rental units.
- Ensure accurate completion of all required documents and assist in the collection of required fees from future residents.
- Present organization at local housing fairs and other various events and marketing organizations.
- Assist with the organization and successful execution of customer appreciation events and other recreational activities.
- Maintain knowledge and awareness of local competitors and conditions, and complete market analysis to help determine company market rent rates.
- Assist in the development of a seasonal advertising campaign based on the evaluation of individual market trends, college enrollment projections, supply pipeline, preleasing velocity, current occupancy, and competitor pricing.
- Provide updates to company websites and social media outlets.
- Monitor internet sites for negative feedback and provide counter-responses to ensure the overall product is given positive reviews.
- Ensure advertising material is actively displayed in areas of high traffic and visibility.
- Assist with inventory management of advertising signs and other marketing materials.
- Monitor account delinquency and determine the proper course of action to minimize outstanding debt.
- Collect payments and apply them to customer accounts.
- Organize and submit bank deposits.
- Review vendor bills and compare with associated WO or estimate, and enter for processing.
- Review open Work orders and dispatch maintenance in accordance with priority needs.
- Follow-up monitoring of open work orders to ensure completed within company guidelines.
- Respond to after-hour emergency issues on a rotating schedule
- Assist with asset management program to ensure all fixed assets are properly labeled and inventoried according to company policy.
- First-level conflict resolution office for lease violations, customer complaints, and other general inquiries from parents, tenants, officials vendors, or community members.
- Review and monitor individual property scorecard numbers for accuracy and proactively identify poor performance and negative feedback.
- Actively participate in neighborhood community events to promote the company and create a constructive dialogue with local citizens.
- Act as company liaison to area organizations by attending meetings and participating in events.
- Ensure occupancy and rental licensing are current and compliant with government code.
- Assist in the development and implementation of a security action plan for associated properties.
Requirements
- Must pass a criminal background check and drug test.
- Must demonstrate a high level of integrity and professionalism.
- Must have strong administrative skills, be organized, and be able to multi-task effectively.
- Must be self-motivated and an independent thinker, but excel at working in a team environment.
- Must Possess excellent verbal and written communication skills.
- Prefer to have had experience with Rent Manager software.
- Prefer to have experience in property management or student housing.
- Prefer to have experience with Microsoft Word, Excel, and Outlook.
