What are the responsibilities and job description for the Closing Attorney position at TechNet Resources, Inc.?
* Reviewing Contracts and Legal Documents
- Analyze purchase agreements, title reports, and other legal documents for compliance and accuracy. Address any discrepancies or issues as needed.
* Title Examination
- Conduct and review title searches to ensure there are no liens or defects affecting the transfer of property.
* Client and Stakeholder Coordination
- Regularly communicate with buyers, sellers, real estate agents, lenders, and title companies to ensure all documents are prepared and processed efficiently.
* Closing Document Preparation
- Draft and review deeds, affidavits, mortgage agreements, settlement statements (HUD-1 or Closing Disclosure), and other closing-related paperwork.
* Conducting Closings
- Lead the closing process, explain documents, manage fund transfers, and ensure all legal aspects comply with state and federal laws.
* Fund Disbursement
- Manage fund distribution, including seller payments and agent commissions. Handle deed recordings and other post-closing documentation.
* Problem-Solving
- Address any transaction-related issues such as title defects, document discrepancies, or financial concerns efficiently to keep transactions on track.
* Client Advising
- Provide legal advice throughout the transaction to protect clients' legal rights and clarify concerns.
* Compliance and Record-Keeping
- Ensure compliance with legal and regulatory standards, maintaining detailed records of all transactions for future reference.

Pay: $90,000.00 - $120,000.00 per year
