The Facilities Maintenance Manager will oversee the general maintenance and upkeep of all Karr Group properties. This position has overall responsibility for building maintenance, grounds landscaping, and housekeeping. The position will supervise and coordinate the activities of all maintenance and housekeeping staff.
The Facilities Maintenance Manager will inspect and evaluate facilities for preventative maintenance and will manage all related maintenance supplies and equipment, including company vehicles. The position will be responsible for Karr Group property management, including collecting rents and managing tenants. The Facilities Maintenance Manager is a working position that will oversee and participate in construction, capital projects, and permitting.
Supervisory Responsibilities:
- Interview, hire, and train new staff
- Oversee the daily workflow of the department
- Create and manages team schedules
- Provide constructive and timely performance evaluations
- Handle discipline and termination of employees in accordance with company policy
Duties/Responsibilities:
- Delegate, supervise, and participate in all preventive and general maintenance programs by implementing a company maintenance strategy and schedule preventive maintenance
- Direct maintenance crew in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse
- Direct workers engaged in the general cleaning and upkeep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows
- Design and maintain an inventory system
- Develop an efficient work order system
- Plan and schedule corrective maintenance, and project work
- Implement preventative maintenance schedule
- Monitor and perform test systems as necessary, be fully informed of the system operation and handle emergencies involving the systems
- Be available for after-hours emergencies
- Initiate cost savings by researching vendors and suppliers for competitive pricing
- Provide hands-on maintenance in the areas of plumbing and light electrical work
- Paint and performs structural repairs to masonry, woodwork, and furnishings of buildings
- Maintain fleet of company vehicles
- Perform snow removal
- Inspect completed work for conformance to specifications, and standards.
- Performs other related duties as assigned
Required Skills/Abilities:
- Must have knowledge of electrical/plumbing/HVAC systems
- Must have knowledge of OSHA, State, and local requirements
- Ability to identify issues and determine repairs that are needed
- Ability to plan maintenance schedules
- Experience with capital projects and managing budgets
- Experience with vendor management and vendor bidding process
- Strong supervisory skills to include scheduling and motivating maintenance crew
- Strong communication, skills including verbal and written
- Excellent organizational skills and attention to detail
- Excellent time management skills with a proven ability to meet deadlines
- Strong analytical and problem-solving skills
- Ability to prioritize tasks and delegate when appropriate
- Ability to function well in a fast-paced environment
- Previous property management experience will be helpful
- Proficient with Microsoft Office Suite
- Valid CDL license and driving record in compliance with company policy
Physical Requirements:
- Prolonged periods of standing and walking
- Must be physically able to climb ladders, bend, or crawl into awkward spaces
- Able to bend, stretch, push, and pull
- Must be able to lift up to 50 pounds at a time
