Job Summary:
We are currently seeking a motivated and reliable Property Maintenance Technician to join our team. The ideal candidate will have basic maintenance knowledge and reliable transportation. This position involves performing a variety of tasks related to property upkeep, repairs, and general maintenance.
Responsibilities:
· Conduct routine property inspections to identify and address maintenance issues.
· Perform basic repairs and maintenance tasks such as plumbing, electrical, and carpentry work.
· Respond promptly to maintenance requests from residents and property management.
· Respond to emergency maintenance requests
· Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
· Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
· Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
· Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
· Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
· Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
· Ensure the proper functioning of heating, ventilation, and air conditioning (HVAC) systems.
· Conduct preventative maintenance to keep equipment and systems in good working condition.
· Assist in the coordination of larger maintenance projects as directed by the property manager.
· Maintain a clean and organized work environment.
· Keep accurate records of maintenance activities, repairs, and inspections.
· Collaborate with other team members and contractors as needed.
· Provide excellent customer service to residents and address their concerns in a timely manner.
Qualifications:
- High school diploma or equivalent.
- Basic knowledge of plumbing, electrical, and carpentry.
- Previous experience in property maintenance is a plus.
- Must have reliable transportation and a valid driver's license.
- Strong problem-solving skills and attention to detail.
- Ability to work independently and as part of a team.
- Excellent communication and interpersonal skills.
- Physical ability to lift, carry, and move heavy objects as needed.
- Willingness to learn and adapt to new technologies and methods.
