Real Estate Manager
Invitation :
To make a difference by loving people through your work. You will have ownership of the corporate Real Estate portfolio of Thrive Restaurant Group. In this role, you’ll work closely with the SVP of Finance & Strategic Development and external partners, and you will be responsible for the development and proactive management of our real estate assets. You’ll work on all real estate matters, including drafting and negotiating real estate agreements, site selection, critical date tracking, lease amendments, purchase / sale agreements, and communication with internal and external stakeholders about changes in the portfolio.
To be successful in this role, you’ll need to be passionate, curious, hungry, and driven, with strong attention to detail and organizational and critical thinking skills. You’ll be expected to communicate clearly and concisely, with the ability to analyze complex real estate issues confidently.
Essential Duties and Responsibilities
Work closely with the SVP of Finance & Strategic Development on expansion plans for new and emerging concepts - including site selection and lease negotiations.
Negotiate, structure, and draft leases, lease amendments, and all purchase / sale transactions.
Abstracting all leases and lease amendments.
Critical date / clause tracking - including lease termination dates, renewal notifications, rent escalations, ROFR, easements / other property rights, and environmental changes.
Internal communication with all stakeholders, including C-Suite, Accounting, Facilities / Construction, and Finance teams.
Leverage external 3rd party relationships, including brokers, developers, counsel, and consultants, to ensure Thrive is represented in a cost-efficient and effective manner.
Continuously analyze real estate portfolios to identify opportunities to maximize organizational profitability.
Pursue continuing education on industry, markets, and portfolio management to understand trends and opportunities for the company.
Education and Experience
Education
Bachelor’s Degree in Real Estate, Business Administration, Accounting, Entrepreneurship, or Finance
MBA, or related Master’s degree, is a plus
Experience
Strong background in site selection and lease negotiations
Ability to manage real estate transactions from start to finish with little oversight and exercise sound judgment
Ability to read, analyze, and redline lease agreements with an eye for both business and legal structure
An ownership mentality, with the curiosity and desire to learn about Thrive’s business in general and a desire to take initiative and influence others

Proficient in Google Workspace, Microsoft Office, proficient in online legal research and ability to learn new software applications and programs, ability to type efficiently and prepare own documents and correspondence without reliance on dictation, and strong drafting, negotiation, and oral communication
Typical Physical Demands
Requires prolonged stationary positions and some position of self to access under desk storage or low filing drawers
Occasional moving of equipment and / or lifting up to 25 pounds
Continuous operation of office equipment, e.g., computer keyboard, copy machine, printer, and calculator
Ability to perceive sound at normal speaking levels with or without correction and visual acuity to perform activities such as preparing and analyzing data and figures, transcribing, viewing a computer terminal, and extensive reading.
Occasional evening or weekend work
Possible infrequent overnight travel
