Overview:

The Sr. Manager of Maintenance will oversee the maintenance and management of mechanical, electrical, and plumbing (MEP) systems, technical systems, and roofing systems at the Player Development Complex and TD Ballpark. This role is crucial for maintaining high facility standards, ensuring operational efficiency, and upholding the Blue Jays brand. The Sr. Manager will ensure the successful execution of all MEP-related maintenance tasks, coordinate third-party vendors, develop and monitor work plans, and manage timelines for maintenance activities, including Spring Training preparations. This position requires a proactive, creative, and organized approach to ensure both facilities operate at peak performance. While providing direction, this role must also be comfortable taking a hands-on approach and managing maintenance tasks directly from the field when needed.


Responsibilities:


Facility Maintenance:

  • Lead the MEP maintenance and improvements of the PDC and TD Ballpark.
  • Oversee the repair and upkeep of all facility systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Develop and implement preventive maintenance programs to minimize downtime and extend equipment lifespan.
  • Manage the performance of electronic systems, including audio-visual equipment, security systems, and specialized training technology.
  • Maintain a detailed maintenance calendar and log for tracking completed and upcoming tasks.
  • Ensure all systems comply with relevant building codes, regulations, and safety standards.
  • Conduct routine inspections of facility systems and equipment to identify areas for improvement or repair.


Planning and Execution:

  • Plan, schedule, and supervise routine and preventive maintenance tasks.
  • Coordinate maintenance activities to minimize disruptions and ensure seamless operations.
  • Develop and monitor comprehensive work plans, including those for Spring Training preparations.
  • Oversee the management of maintenance requests and provide timely updates to other departments.
  • Prioritize and allocate resources effectively to balance urgent tasks with regular operations.
  • Collaborate with external contractors and vendors to ensure timely and high-quality service delivery.
  • Establish key performance indicators (KPIs) to track the effectiveness of maintenance activities and ensure continuous improvement.
  • Lead the scheduling of system testing and repairs to ensure compliance with organizational standards.


Other Duties:

  • Maintain and administer all safety, standard operating, and emergency procedures.
  • Ensure compliance with regulatory requirements, including OSHA and MLB policies, while managing risks.
  • Assist in creating the budget and annual plan for the facilities department.
  • Manage inventory levels of supplies and consumable goods to ensure availability.
  • Provide oversight and insights into construction and renovation projects to keep facilities state-of-the-art.
  • Foster a continuous learning environment and incorporate best practices to enhance team performance.
  • Hire, train, mentor, and lead the skilled trades team, fostering a collaborative and high-performing environment.

Qualifications:

  • 6 years of experience in facility management or skilled trades, with a focus on MEP systems.
  • Excellent problem-solving skills, with a proactive and hands-on approach to maintenance tasks.
  • Strong knowledge of mechanical, electrical, and plumbing systems, as well as roofing and technical systems.
  • Excellent organizational and strategic planning abilities.
  • Familiarity with safety, standard operating, and emergency procedures.
  • Proficiency in facilities management software, CMMS, and inventory management/tracking software is required.
  • Demonstrated ability to lead, train, and manage skilled trades teams.
  • Self-starter with practical judgment and a decisive manner.


Physical Requirements:

  • Must be able to lift up to 50 pounds on a regular basis.
  • Frequent standing, walking, climbing, stooping, and bending required.
  • Ability to work at heights, on ladders, and in confined spaces.
  • Must be able to operate and work with various hand and power tools related to MEP systems.
  • Ability to work outdoors in varying weather conditions, as needed.


Working Conditions:

  • This position requires working in both indoor and outdoor environments, which may include exposure to varying temperatures and weather conditions.
  • Must be available to work flexible hours, including evenings, weekends, and holidays, especially during peak periods such as Spring Training.
  • Some travel between the Player Development Complex and TD Ballpark may be required.
  • Ability to respond to emergency maintenance situations outside of regular working hours.


Other Requirements:

  • Must possess a valid driver’s license and have reliable transportation.
  • Must pass a background check and comply with organizational security protocols.
  • Ability to remain on-call for emergency maintenance issues as needed.
  • Employment is contingent upon satisfactory background screening.
