What are the responsibilities and job description for the Facilities Maintenance Technician II position at Town of Belleair?

Under the general direction of the Management Analyst II, performs responsible work in maintaining the Town facilities, performing semi-skilled labor to make necessary repairs, assessing the condition of the facilities and equipment, performing safety inspections, and making recommendations based on need. Assignments are made orally or in writing and work is reviewed through audits, reports, conferences, observation, and results confirmed and documented.

Essential Functions:

  • Perform general carpentry work in construction projects, including erecting framing, installing drywall, installing wall coverings, finishing trim and doors, installing flooring, installing appliances, etc.
  • Assemble and/or repair furniture, cabinetry and other structures.
  • Paint buildings and other structures.
  • Maintain interior and exterior lighting.
  • May perform light masonry work.
  • May perform demolition and salvage work.
  • Assist contractors as required in the completion of assigned projects.
  • Move heavy furniture and fixtures as requested and with assistance as necessary.
  • Perform maintenance and manual labor tasks in the event of an emergency or disaster, as necessary.
  • Receive and respond to daily work orders; document completed work.
  • Perform all duties in compliance with established policies, procedures, schedules, codes and standards of safety and quality.
  • Keep Supervisor informed of work status, and of any problems or issues that require immediate attention.
  • Inspect, test, and/or troubleshoot generators, fire extinguishers, HVAC systems, electrical installations, filters, security cameras, etc.
  • Meeting room set up and/or tear down for special events and regularly scheduled meetings.
  • Perform routine pressure washing on facilities, which requires work at heights requiring fall protection.
  • Estimate cost of labor and supplies for various maintenance projects.
  • Oversee the control and use of all materials, supplies and equipment used in the maintenance, construction and/or repair in areas of responsibility.
  • Purchase needed supplies for the repair and maintenance of Town facilities and maintain records of all purchases.
  • Coordinate repair/replacement activities with outside companies performing specialized work on town facilities.
  • Monitor and suggest facility and/or security changes and/or building hardening.
  • Provide oversight and support to custodial staff.
  • Provide support and back-up to Building/Permitting.
  • Maintain a clean and orderly work / storage area, assigned vehicle(s), and tools and equipment.
  • Participate in the Safety Committee.
  • Attend training seminars and meetings as required.
  • Demonstrate thorough knowledge of all department policies and procedures and the Town’s personnel policies and procedures.
  • Perform other duties as assigned.

Qualifications

• High school diploma or equivalent, or vocational / technical diploma in construction; • Three (3) to (5) five years of experience in facilities maintenance or construction-related field. • An equivalent combination of training and experience which provides the required skills, knowledge, and abilities

Special Requirements

• Requires a valid Florida Driver’s License, Class B preferred but not required. • CPR / AED certification within one (1) year of appointment. • This is a Level II response position for the purposes of Emergency Management. Employees in this category may be assigned to work a variety of schedules, including compulsory work periods in special, emergency, and/or disaster situations.
