JOB SUMMARY
Conduct a wide variety of maintenance and repair tasks requiring journeyman level skills on facilities and grounds to sustain UCAN properties sufficiently.
ESSENTIAL FUNCTIONS OF THE POSITION
The essential functions of this position require prioritizing and completing all assigned tasks in a timely and efficient manner, adjusting for changing priorities and availability of resources, and demonstrating initiative in identifying additional job-related tasks to be completed when time permits. These duties are a representative example of position expectations. Actual duties assigned may vary and change depending on the business needs of the department and the agency.
1. As residents move out of UCAN-owned property; employee works with Facility Manager and Property Manager to assess and complete or schedule needed repairs to minimize turnover time while complying with UCAN/Oregon Housing Authority living standards. Repairs are likely to include carpentry, flooring, painting, plumbing, drywall, and landscape maintenance. General cleaning and appliance service is also expected.
2. Working from a preventative maintenance plan for each property, technician will: Check and clean, heating, plumbing systems, and drain. Check water heaters, test fire alarms, lighting systems, roofs and foundations, facilitate lock changes, and arrange insect spraying for all units.
3. Receive and complete work orders, some examples include: Plumbing leaks, landscape, paint, drywall, flooring, doors, locks, cabinets, shelves, stairs, sinks, any other repairs needed, and documenting all maintenance and repairs.
4. Maintain landscape on campus grounds, Example: Cut grass, trim shrubs, and care for flowers.
5. Maintain all maintenance equipment and vehicles in accordance with UCAN policy. Drive vehicles safely to and from jobsites, pulling a single-axle trailer when required.
6. Demonstrate self-motivation, and reliability on a continuous basis. Willing to be on-call, carry/answer a work-phone, and respond to emergencies as in-line with UCAN policy. Able to work independently or in a team setting. Capable of prioritizing multiple work assignments and advising others when required.
KNOWLEDGE, SKILLS & ABILITIES
Qualified candidates for this position will have relevant education and experience necessary to perform the essential functions and meet the minimum performance expectations for this position with or without an accommodation.
Knowledge of: Building construction, mechanical problem solving, and plumbing methods. Proficient in principles, practices, equipment, and materials related to facility maintenance; reasonable knowledge of grounds maintenance, interior/exterior painting, standard cleaning practices; basic knowledge of building codes that govern construction, electrical, mechanical and plumbing requirements.
Skill in: Safe operation of appropriate power tools and equipment, while selecting and using relevant personnel protective equipment.
Ability to: Communicate effectively in oral and written forms; read blueprints and penciled layout sketches; interpret and comply with written and oral instructions; estimate time, materials and manage time efficiently; remain calm and use good judgment during negative confrontation or high pressure situations; utilize problem identification and resolution techniques; establish and maintain records and reports; meet and take action effectively with other employees, vendors, contractors, facility users, tenants, and the public. Must follow all safety rules, practices, and perform work in a safe manner.
Education, experience and training: Three years progressively responsible work experience in building construction or building and mechanical maintenance which affords work experience in plumbing, drain lines, painting, woodworking, roofing, cement work, electrical and grounds maintenance OR any satisfactory equivalent combination of experience and training. At time of appointment, must possess a valid Oregon driver’s license. Must be enrolled in the Criminal History Registry.
Additional requirements:
- Driver’s License with driving record that meets UCAN's acceptable driving standards.
- Enrollment in the Criminal Background Registry.
- Ability to complete Staff Health Appraisal within 45 days of employment.
- Acquire a first aid card within 30 days of hire and renew as necessary to keep current.

Regular and consistent attendance is required. Hours of work are during normal business hours and may require occasional evenings and weekends. Non-exempt employees may be expected to work varying amounts of overtime during periods of high-volume work or to accomplish special projects.
