SUMMARY:

The Project Manager- NTI is responsible for planning, directing and coordinating all activities related to the engineering, planning and construction of ground-up design build fueling stations and refresh of same. The Project Manager will develop and manage project schedules and budgets, ensure that goals or objectives of projects are accomplished within prescribed time frame and budget parameters by performing the following duties: The Project Manager will work closely with the Real Estate, Legal, Operations and Facilities Maintenance teams and will keep stakeholders informed throughout projects. Reporting to the Chief Investment Officer, the Project Manager will use strong problem solving and organizational skills to ensure that United Pacific’s new locations are completed within agreed timelines, meet standards in safety and quality and assist in meeting the company’s long term growth plans.

ESSENTIAL JOB FUNCTIONS:

· Review project proposals, contracts, specification, project budgets, project information forms and other documentation to ensure all information is available and consistent to successfully execute the project. Schedule and hold the project kick-off meeting and regular meetings with the project team.

· Oversee and drive all aspects of projects including obtaining entitlements, permits, business licenses, engineering design and drawing preparation, equipment specifications and ordering, station design, utility applications, construction and turnover to Retail operations.

· Prepare and provide project status reports and ensure project documentation is complete and accurate. Schedule and conduct and document periodic status meeting with the project team.

· For project refreshes, manage construction contracts, including evaluation of construction bids, change orders, pay applications through our proprietary system, and close out.

· Manage and update project schedules, project documents, project costs, project processes, project scope, project status notes and other project information within the project management software

· Inspect the work in progress, drawings, and specifications to ensure that workmanship conforms to contract specifications and the adherence to construction schedules. Coordinate with engineering to ensure timely resolution of field discrepancies or clarifications.

· Oversee inspectors, and suppliers to resolve construction issues and improve construction methods.

· Mange change orders and secure appropriate internal approvals of any change order to determine who will be responsible for the associated change order costs.

· Manage the delivery of necessary documentation and notifications to support start-up and commissioning of the station. Close out project with all punch list items to ensure successful turnover to Retail operations.

· Travel to various station/project sites and develop site assessment

· Ability to work independently and remotely

· Other duties as assigned

JOB REQUIREMENTS:

· A Bachelor's degree in Engineering, Construction Management or business/management is preferred.

· A minimum of 3-years of related experience and/or training: or equivalent combination of education and experience is required.

· Proven administrative skills and the ability to track multiple project aspects simultaneously is required.

· Working knowledge of database software tools. MS Office, MS Project and Excel is required.

· Excellent interpersonal skills and a strong ability to communicate with contractors, vendors and top executives is required.

· Ability to interpret a variety of instructions provided in written, oral, diagram, or schedule form is required.

· Must possess the ability to delegate specific responsibilities to team members and to manage those team members to ensure adherence to the goals of the team with accountability.

· The ability to identify and solve projects independently is required.

· Ability to work with mathematical concepts such as fractions, percentages and geometry is required.

· Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited information may be available is required.

· The ability to read blueprints and a background in construction administration or project management experience is preferred.

· Familiarity with project management and scheduling software is preferred.

· Experience in capital project Management for projects up to $10M is preferred.

· Specific experience supporting projects related to developing gas station locations is also preferred but not required.

· Successful candidates must foster teamwork, creative, solution oriented, reliable and accountable, meets deadlines, Leadership skills, and a positive attitude towards associates, contractors and vendors.
