Position Summary:
The Senior Property Manager (also referred to as Area Property Manager) will oversee the day-to-day operations and performance of a portfolio of class A multifamily residential communities and self-storage facilities. This leadership position is responsible for ensuring operational excellence, maximizing profitability, preserving asset value, and delivering a high standard of customer service across five to six locations within targeted area.
Key Responsibilities:
Leadership & Team Development
- Support, supervise and encourage onsite Property Managers, Leasing Specialists and Maintenance Technicians for assigned communities.
- Conduct hiring, onboarding, and training of staff.
- Provide regular on-site presence, coaching, and professional development of team.
- Perform annual reviews and quarterly audits for site staff, including performance assessments and constructive feedback.
Operational Oversight
- Monitor leasing performance, maintenance ticket resolution, and resident satisfaction.
- Enforce and reinforce company policies, procedures, and service standards.
- Manage escalation of resident issues that go beyond site-level resolution to ensure a positive customer experience.
- Review and approve incident reports, take corrective action, and coordinate repairs and insurance events.
Financial & Administrative Management
- Review monthly financial reports, property P&L statements, and address variances.
- Approve accounts payable over $400 and audit invoice spending.
- Prepare quarterly bonus analyses for site staff and submit for payroll.
- Lead the annual budget process for each assigned property, providing training and oversight.
Facilities & Capital Project Management
- Conduct quarterly property inspections and seasonal walks to assess infrastructure.
- Source and evaluate vendors for landscaping, snow removal, and other services; manage vendor relationships and quality assurance.
- Collaborate with the in-house construction team and owners on resource allocation and capital project planning.
Marketing & Occupancy Strategy
- Review and adjust marketing efforts based on occupancy trends and prospect feedback.
- Perform periodic competitive market surveys and lead strategic pricing or product positioning changes to remain competitive.
- Stay attuned to local market conditions and competitor offerings.
Legal & Risk Management
- Monitor eviction proceedings with Property Managers during legal processes and be the outside legal liaison.
- Participate in legal matters as needed and ensure compliance with federal and local housing regulations.
Qualifications:
- 10 years of experience in property management, including supervisory roles.
- Experience overseeing multiple properties or projects and people.
- Strong financial acumen with experience in budgeting and financial reporting.
- Proven leadership, communication, and conflict-resolution skills.
- Ability to travel regularly across Western PA and Northeast OH, within 2 hours of Girard, Ohio.
Compensation, Bonuses & Benefits:
