Industrial Property Manager
Urban Genesis, a privately held, vertically integrated commercial real estate development and investment firm, is in search of an Industrial Property Manager to oversee operations and leasing for our growing industrial portfolio in Texas. The position will be based in Houston, TX.
Job Summary
The Industrial Property Manager will oversee the operations, leasing, maintenance, and overall atmosphere of the asset. They will work diligently to create and maintain ultimate owner and tenant satisfaction. In addition to operating the property, this position will be responsible for marketing and leasing to potential tenants to create an ideal mix for the maximum success of the project.
This position will work directly with company leadership to conduct risk assessments while determining and implementing strategies to improve the asset.
Property Management Responsibilities
· Day-to-day building operations, accounts payable/receivable, and routine inspections.
· Budgeting and re-forecasting.
· Coordinate tenant audits and CAM reconciliations.
· Prepare and submit monthly, quarterly, and annual financial reports.
· Coordinate property services, repairs, and capital projects.
· Create and maintain best-in-class level assets and tenant relations.
· Supervise all on-site property management staff and 3rd party vendors.
· Bid and maintain contracts for 3rd party vendors.
· Document control of all lease documents, incident reports, and lease violations.
· Process and oversee TI applications.
· Ensure the safety and compliance of tenants and 3rd party vendors.
· Maintain positive relationships with existing and prospective tenants.
· Facilitate move-ins and move-outs.
· Plan tenant events and other tenant retention activities.
· Show vacancies to potential tenants and process applications.
· Manage lease renewals.
· Enter applications and set up leases in Entrata.
· Rent collection, utility charges, and insurance compliance tracking.
· Process tenant move-ins and move-outs in Entrata.
· Assist with lease renewals and tenant insurance renewals.
Qualifications
· Bachelor’s Degree or equivalent experience.
· 3 years of commercial property management experience managing an industrial portfolio.
· Comprehensive experience with real estate software.
· Proficiency with Microsoft 365 products. (Outlook, Teams, Excel, Word, PowerPoint).
· Strong attention to detail, resourceful, self-directed, and ability to lead a successful team.
· Excellent verbal and written communication skills.
· Organized and responsive to ownership, tenants, and vendors.
· Hospitality-minded, gracious, and civil.
· Ability to solve problems quickly and efficiently.
· Extensive knowledge of leases and anti-discrimination laws.
· Supervisory experience.
· Demonstrate leadership and strategic thinking skills.
· High degree of adaptability.
· Self-starter with a strong sense of ownership, professional excellence, and assertive follow-through.
· Travel up to 25%.
