The Account Manager ensures that the client’s facilities are sanitary, organized, and safe. He/she participates in the hiring, ongoing training and supervising of the janitorial staff. The Account Manager communicates with the client on an ongoing basis. He/she engages in quality assurance activities to ensure that quality services are provided consistently and that corrective actions are taken immediately as needed.
Essential Job Functions:
Through the employee’s own efforts, and through coordination of others, the employee accomplishes the following essential functions in accordance with contractual requirements:
- All work areas are clean and sanitized, including bathroom sinks, toilets, tubs, and commodes.
- Areas are swept, vacuumed, and mopped.
- Furniture, metal work, and chromes is polished using approved cleaning and polishing compounds.
- Blinds, furniture, file cabinets, and windowsills are dusted.
- Walls, ceilings, woodwork, and chrome are washed using approved cleaning and polishing compounds.
- Walls, ceilings, woodwork, windows, mirrors, and fixtures are washed using both step and extension ladders.
- Communicates staffing needs and assists in the hiring of employees as needed.
- Develops staff schedules according to the client needs.
- Ensures staff coverage when janitors are absent.
- Provides Janitorial services as needed in the absence of the Janitor.
- Trains janitorial staff on methods and job procedures, including safety protocols and proper use of equipment.
- Ensures janitorial staff are trained before performing job functions.
- Ensure training information is documented and staff sign attendance sheets as needed.
- Maintains a system for keeping training documentation.
- Intervenes and provides training as opportunities present themselves.
- Completes and submits monthly safety training and documentation.
- Writes effective performance evaluations and written corrective actions as needed.
- Regularly and effectively facilitates and documents staff meetings.
- Prioritizes work assignments in order to complete tasks in a timely manner.
- Changes assignments and reprioritizes based on unforeseen events (ie. Spills, etc.).
- Informs the supervisor when tasks need to be reprioritized and /or assignments need to change.
- Recognizes and reports unsafe conditions and maintenance problems and intervenes immediately as needed to ensure safety. (ie. Blocks access to wet floors, etc.)
- Ensures that infection control procedures are adhered to on an ongoing basis.
- Ensures buildings are secured and locked at appropriate times.
- Observes appearances and conditions of premises and equipment; reports needed repairs, safety hazards or conditions requiring outside vendor services.
- Ensures the use of all equipment and chemicals in a safe manner and according to directions.
- Ensures that staff employ proper lifting techniques to prevent injury to themselves or others.
- Facilitate ongoing training to prevent untoward incidents.
- Ensures that staff wears proper clothing (ie. Slip resistant, closed toe shoes) at all times to ensure safety.
- Reports injuries according to policies, assists in investigations and writes incident reports as needed.
- Reports and responds to client grievances immediately, representing US&S in a positive manner.
- Investigates client complaints.
- Works effectively with the client to address identified problems.
- Performs quality inspections on an ongoing basis and takes corrective actions in a timely manner.
- Ensures that janitorial staff wear their uniforms at all time on the premises.
- Write reports.
- Ensure timesheets reflect actual hours worked by employees.
- Monitor overtime.
- Maintain a system for ensuring adequate inventory of supplies.
- Issue supplies and equipment in adequate amounts to janitorial staff.
- Replace broken equipment in a timely manner.
- Adheres to all policies and procedures, including those prescribed in the US&S Employee Handbook and the US&S, Inc. Safety and Health Program Manual.
- Other job duties as assigned
Minimum Qualifications:
- 3 or more years employed in a janitorial / custodial role AND 2 or more years in a supervisor/management role
- HS Diploma or GED.
- Ability to pass pre-employment drug screen
- Authorization to work in the US
