- Ensures the office is promptly opened and securely closed each working day and ensures cleanliness of the property and office, bringing life to the office.
- Ensures all show units are properly opened with all lights turned on, the inside temperature is set at a moderate/comfortable temperature, and the unit is clean.
- Ensures all phone and email messages are checked and responded to timely.
- Ensures the mail and the rent drop box is checked daily.
- Ensures the property is walked on a daily basis and all discrepancies are handled and fixed in a timely manner.
- Stands and greets each person who enters the office with a friendly smile, handshake, and always introduce yourself and ask for their name.
- Tours the community making sure the prospect is shown all amenities and given detailed information about the community.
- Makes sure all guest cards are fully filled out by the employee and key questions are asked to find out what the prospects needs are and ensure follow up occurs.
- Reviews and approves all applications making sure each one is properly filled out, including all needed documents, and are processed within 24 hours of being received.
- Ensures all bills are audited, coded correctly, and sent to corporate weekly.
- Reviews the income statement on a daily basis for errors.
- Ensures all rent, application fees, administrative fees, and deposits are paid on time and deposited in the bank and recorded into Yardi the same day they are received.
- Makes sure all late fees are posted on the 6th of the month and a notice is put on each tenant's door.
- Ensures all delinquency is paid in full by the 15th of the month or eviction must be filed.
- Ensures all prior tenant balances are paid within 30 days of move out or the account must be sent to collections.
- Updates ads every week for current specials and pricing.
- Ensures all monthly reports including the weekly status report, monthly operating report, cash flow, and the market survey are accurately completed and emailed in a timely manner on the date they are due each month.
- Ensures payroll is accurately completed each in Paylocity.
- Ensures all expenses are within the property's budget and all major purchases are approved with the RM before being purchased.
Supervisory Responsibilities: Directly supervises employees in the Maintenance and Leasing Departments. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Computer Skills: To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, and Yardi.
Education/Experience: Some College preferred, High school diploma or general education degree (GED) Required; and one to two years related experience and/or training; or equivalent combination of education and experience

Pay: $60,000.00 - $65,000.00 per year
