JOB SUMMARY: Maintenance Tech III will perform all maintenance for Wilderness at the Smokies. This includes, but is not limited to, the following areas: River Lodge, Stone Hill, Villas, water parks and grounds. Maintenance Tech III will be responsible for planning repairs, maintenance and ordering of materials (with the direction of the Maintenance Supervisor) for the facilities or equipment. Maintenance Tech III will perform all maintenance needs as directed by the Maintenance Supervisor or Wilderness management.
ESSENTIAL DUTIES AND RESPONSIBILITIES: This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as needed.
v Taking calls regarding guest rooms, general maintenance issues, mechanical issues.
v Interacting with co-workers and guests to meet their needs in a polite, courteous and cooperative manner.
v Perform preventative maintenance work in rooms and mechanical areas, equipment, as directed.
v Documenting all completed work in the work logs and P.M. logs.
v Safe operation of the company vehicles, golf carts, etc.
v Responsible for all maintenance items, equipment, and supplies/materials needed.
v Assigning work to (and guiding and training of) Tech I and Tech II associates.
v Ensuring compliance with the company guidelines, policies and safety practices.
v Painting/touching up areas, as directed.
v Cleaning up of parking lots and public areas, including emptying and cleaning trash cans, as directed.
v Pressure washing of outside areas, as directed.
v Moving luggage carts from various areas to ensure there are adequate carts available to guests, as directed.
v Removing leafs/snow and salting areas, as directed.
v Checking and documenting chlorine levels in pools, slides, and hot tubs, as directed.
v Inspecting pools, slides, hot tubs, and pool areas, as directed.
v This position requires regular and predictable attendance.
v All other duties, as assigned by management.

- Effective written and oral communication skills.
- Knowledge of the safe operation of equipment and supplies at the facilities.
- Advance electrical, plumbing, carpentry, sheetrock repair, and painting skills.
EDUCATION and/or EXPERIENCE:
- Minimum of 10 years of experience in the maintenance, construction or mechanical field, preferably at a hotel or condo complex.
LANGUAGE SKILLS:
- Ability to read and interpret documents such as safety rules and operating procedures, instructions and manuals.
- Ability to respond to common inquiries or complaints from guests, associates and management.
- Proficiency in English language is required in order to effectively communicate with guests/associates and outside vendors.
MATHEMATICAL SKILLS:
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY:
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
OTHER QUALIFICATIONS: · Willingness to perform any required task within associate’s capabilities in order to effectively meet the needs of the company. · Ability to get along well with others.

CERTIFICATES, LICENSES, REGISTRATIONS:
- Maintains a valid Drivers’ license at all times during employment and is insurable by the company’s insurance provider.
- Maintains certification/license for one of the following: Electrical, HVAC, Mechanical, Natural Gas, NAARSO, etc., or has 10 years of experience specializing in one or more of these areas.
