Job Summary
The Minor Maintenance Technician is responsible for performing Minor Maintenance Program (MMP) inspections in all Whitefish Mountain Resort Lodging (WMRL) properties on a rotating basis. This role includes visual inspections, recording, updating, and submitting a written list of inspected properties and maintenance items repaired or needing repair. The Maintenance office is located in the Wood Shop, adjacent to the Hibernation House, with workspaces on both the ground floor and the second floor, accessible via a stairway.

Job Specifications
- Two years of high school, trade school, or equivalent education.
- One to two years of maintenance experience required; knowledge of WMRL properties preferred.
- Ability to read and understand English labeling specifications of all cleaning chemicals, paints, solvents, and maintenance-related products.
- Able to perform basic calculations for mixing chemicals.
- Must possess a valid driver’s license and qualify for WSI’s insurance policy.
- Must provide a high level of customer service at all times.
- Must be a self-starter and able to work independently with minimal supervision.
- Ability to work with a diverse group of people, remaining calm and professional in handling various tasks and stressful situations.
- Ability to establish and maintain harmonious relationships with co-workers.
- Must work within the framework of company and department policies and procedures as set forth in the employee manuals.
- A neat, clean appearance is expected at all times; employees must wear company uniforms and nametags provided.
- Ability to cross-sell other departments and businesses at the resort and communicate that information effectively to guests.
Specific Duties
- Inspect, record, and repair minor maintenance issues in lodging properties managed by WMRL, ensuring each property in the WMRL rental program is inspected at least once a month.
- Maintain accurate records of inspected properties and document maintenance items needing attention or completed during MMP inspections.
- Collaborate with WMRL Administrative staff to track MMP inspection progress, ensuring each property is inspected and recorded monthly.
- Perform various light maintenance tasks, including:
- Plumbing: Changing water supply lines, toilet parts, faucets, aerators.
- Electrical: Repairing appliance cords, electric heaters, light bulb changes, troubleshooting.
- Painting: Interior/exterior walls and ceilings, stain touch-ups on furniture and woodwork.
- Carpentry: Furniture repair, gluing wooden components.
- Miscellaneous Maintenance: Furnace filter changes, building hardware replacements, door lock replacements, hinge lubrication, patio door repair, screen repair, battery change-outs, smoke detector replacements, and other home repair tasks.
- Acculock Door Lock Maintenance and Repair.
- Hot Tub Maintenance.
- Perform additional maintenance tasks as assigned by the Manager or WMRL Management, including power washing garages, carpet cleaning, snow removal, yard and landscape work, garbage removal, splitting and stacking firewood, moving and disposal of furniture and appliances, trash, and assisting WMRL housekeeping staff as needed.
- Assist with guest service tasks related to the arrival, departure, or in-house needs of guests, ensuring the highest quality experience.
- Keep complete, legible, and accurate records of all work, including time in/out, unit name, and description of work completed.
- Access Streamline program for current occupancies and vacancies to establish daily property checks.
- Maintain and track household inventory items and counts on a monthly basis.
- Perform any other duties as set forth by the WMR Facilities Director or Supervisor.
Safety & Wellness
- Operate fire suppression systems.
- Wear personal protective equipment as required.
- Complete training in HAZCOM and LOCKOUT/TAGOUT safety programs.
- Report unsafe or potentially unsafe working conditions to the supervisor or record them in the safety concern notebook located next to the woodshop work area order board.
- Meet OSHA safety standards.
- Ensure a safe and risk-free environment for internal and external guests by being constantly alert for unsafe conditions and work behaviors. Perform periodic inspections of work areas, public areas, and private properties as part of the MMP. Follow up on corrective actions to address unsafe conditions or practices promptly.
Work Environment
- Moderate physical activity is required, including handling and lifting objects up to 30 pounds frequently, 75 pounds occasionally, and 75 pounds rarely.
- Ability to be on feet for extended periods, up to 8 hours daily.
- Moderate physical activity, including standing, walking, crouching, kneeling, and sitting throughout the day.
- Perform maintenance tasks in small spaces and awkward body postures regularly.
- Ability to climb ladders, from step ladders to extension ladders.
- Safety training is required for this job.
- Drive company vehicles in the performance of daily duties.
- Flexibility in schedule changes on short notice is required.
- Job may require working weekends, holidays, and overtime during peak demand times.
- Ability to work under varying weather conditions, often extreme in nature.
