What are the responsibilities and job description for the Junior Property Manager/Office Manager/Junior Accountant position at WolvesDen Realty & Property Management?

P/T Assistant Property Manager/Office manager /Jr Staff accountant

Job description: (9:30am-1:30pm Mon-Fri)

1. Bookkeeping, Data entry, Tenant & owner onboarding, Bank reconciliations via Buildium (150 units, Manage 1.5-2 Million Revenue), Some Manual Billing for credit cards

2. HPD & DHCR filings, Building registrations, Lease renewals, Lead, bedbug (Rent Stabilized units) (50 units)

3. Coordinate with Maintenance staff & tenants to schedule appointments for maintenance requests

4. Monthly inspections for the buildings (Make sure they are complaint with city reg)

5. Address tenant service requests and answer the office phone calls & check office emails

6. Schedule appointments between Vendors & Tenants, negotiate prices (Redirect calls)

7. Make notes of the Sales leads, Tenant leads, Management service Leads

8. Determine snow schedule and Coordinate Staff for Cleaning (If required)

9. Do the filings for all documents in the office shelf and make separate folders

10. Always check the afterhours & weekends service log. Schedule vendors with tenants

11. Interview preferred vendors and negotiate best rates for our homeowners (Ex: Handymen, exterminators, plumbers etc.).

12. Answer calls for the office after hours from 1pm-6pm & Weekends

Marketing:

1. Social Media posts, Attend trade shows & company dinners (on occasions)

2. Try to get more reviews for Google & Yelp account (From Tenants or clients we serviced)

3. Post some ads for property management services and try to generate leads (10% bonus)

Office & Agent management:

1. Agent interview, hires & onboarding, Marketing & mass emailing in different online platforms to hire agents

2. Schedule Coaching and coordinate weekly office meetings

3. Help new agents with Marketing (Business cards, flyers, signs, photoshoots)

4. Calendar management, Plan fun and interactive office parties every month with agents

5. Borkermint management & light bookkeeping for Agent commissions

6. Office supplies management

Job Type: Part-time

Pay: $19.00 - $21.00 per hour
