Under general supervision of the Administrator, the Director of Maintenance oversees and assures the safe, timely and efficient upkeep of all vehicles, facilities, buildings and grounds utilized on campus. The Director is responsible for all departmental functions, including personnel selection and supervision; daily servicing, maintenance and repair of campus utilities; materials management; resource planning; budgeting and administrative oversight. The Director exercises considerable independent judgment within a framework of established departmental goals, objectives, policies and practices.
Essential Job Duties and Responsibilities:
- Supervise and direct the actions of subordinate maintenance staff. Develop work schedules and assign work to fulfill departmental obligations efficiently and productively.
- Develop and consistently apply written performance standards to evaluate employee performance.
- Counsel, discipline and resolve grievances among department employees. Prepare written forecasts of personnel requirements and communicate ongoing staffing needs to human resources staff.
- Monitor garage and shop work flow. Analyze maintenance and repair records to ensure strict adherence to established preventive maintenance schedules, work quality standards and OSHA regulations.
- Assist subordinate personnel with diagnosis of major repairs, snow/trash removal, implementation of servicing and rehabilitative maintenance campaigns, and related efforts requiring management direction.
- Oversee and coordinate materials management activities, including procurement, storage and disposition of parts and supplies; and communication with vendors and suppliers to facilitate timely delivery of goods and services purchased.
- Develop and implement cost control programs. Supervise annual inventory of physical assets in collaboration with Finance Director. Monitor disposition of excess property and equipment.
- Participate in management staff meetings at the discretion of the Administrator.
- Will be “on call” for emergencies and respond to emergencies situations as needed.
- Recommend departmental and campus-wide safety procedures. Assist other departments with development and implementation of safety and severe weather operating procedures.
- Will follow through on other duties as assigned by supervisor.
- Interacts with outside vendors, as needed.

Qualifications:
Education:
Graduation from high school supplemented by technical school training.
Experience:
At least three (3) years of supervisory experience in motivating, training, appraising, and directing the efforts of professional, semi-skilled employees. Long-term care experience preferred.
Job knowledge:
The Director must possess a working understanding of mechanical, electrical, plumbing, and ventilation systems maintenance, and have the ability to prepare technical specifications, interpret plans and drawings.
Knowledge of industry best practices concerning shop floor process, safety awareness, preventive maintenance practices, diesel mechanics, and federal/state procurement requirements, OSHA safety regulations and local building codes is preferred. Knowledge of supervisory principles and practices. Ability to establish and maintain effective work relationships, and to lead by example. Strong verbal and written communication skills are required. Competency in use of networked personal computers, Microsoft Windows operating system, Excel, and Word software programs is preferred.
Must possess valid current RI driver’s license.
Physical Demands:
Stands, walks, and climbs stairs and ladders. Pushes and pulls equipment. Lifts and carries heavy equipment and material. Crouches, kneels, stoops, reaches, and turns while assisting other individuals. Frequently balances on ladders.
Special Demands:
This position requires a capacity to work beyond standard office hours when needed to address critical problems/deadlines; to attend evening and weekend meetings; and to meet with employees before or after daytime business hours. The Director of Maintenance is a salaried management position and is on “call-back” status seven days a week, 24 hours a day. Occasional out-of-town business may require travel. Must realize the importance of strict confidentiality concerning private information of residents, families, employees, and nursing home. Must be willing to perform all tasks on a continuous basis.
Working Conditions:
Long term care environment: there may be some contact with residents and families. Work takes place indoors and outdoors in all types of weather. Subject to minor cuts and bruises from tools and machinery. Subject to strains as a result of heavy lifting of materials and equipment. Work occasionally involves hazardous environments (temperature, dust, fumes, noise) subject to OSHA regulation.
