ESSENTIAL FUNCTIONS AND BASIC DUTIES


  1. Assumes responsibility for the effective performance of all assigned maintenance functions.


  • Coordinates request for repair, maintenance, and recordkeeping duties.
  • Prepares and maintains selected reports and documents for the Department. Maintains contracts, payments, receipts, and related leasing documents.
  • Coordinates requests and placement for building access, furniture, equipment, etc. Schedules appointments to change locks as necessary.
  • Generates and tracks work orders and purchase orders as requested by departments. Enters work order information into computer system. Submits purchase orders to Accounting.
  • Obtains bids from various vendors in accordance with work order directions and established policies and procedures.
  • Calls for maintenance on equipment, technology, building maintenance, and miscellaneous.
  • Completes monthly inventory of supplies. Reorders supplies as needed.
  • Performs miscellaneous accounting functions. Accounts for expenditures acquired on each work order or job. Logs and processes all payments made throughout the Facilities Department.
  • Ensures established purchasing policies and procedures are followed.

2. Assumes responsibility for establishing and maintaining effective, professional business relations with vendors and service providers.


  • Resolves requests, questions, and problems promptly.
  • Assists with bidding and vendor selection.
  • Maintains 4Front’s professional reputation and the expected appearance of facility and property

3. Assumes responsibility for establishing and maintaining effective coordination and working relationships with credit union personnel and with management.


  • Assists and supports personnel as needed.
  • Keeps the Facilities Coordinator informed of area activities and of any significant problems.
  • Attends and participates in meetings as required.

4. Assumes responsibility for related duties as required or assigned.


  • Ensures work area is clean, secure, and well maintained.
  • Completes special projects as assigned.
  • Assists in ADA and OSHA reviews as requested.



PERFORMANCE MEASUREMENTS


  • Good business relations exist with vendors and service providers. Problems or questions are courteously and promptly resolved or referred.
  • Document preparation is accurate and promptly completed.
  • Reports, logs, and records are correct and timely submitted. Expenditures are accurately accounted for and purchasing policies and procedures are followed.
  • Department files are accurate, up-to-date, and well maintained.
  • Good working relationships and coordination exist with credit union personnel and with management. Appropriate assistance is provided to area staff as needed. Management is appropriately informed.
  • The credit union’s professional reputation is maintained and conveyed.


Requirements

EDUCATION/CERTIFICATION: High school graduate or equivalent.


REQUIRED KNOWLEDGE: Understanding of Facilities Department policies and procedures.

  • Knowledge of related computer applications, ticketing software preferred
  • Thorough understanding of purchasing policies and procedures.


EXPERIENCE REQUIRED: Two or more years of related experience preferred.

  • Demonstrated knowledge of electrical and plumbing skills preferred


SKILLS/ABILITIES: Strong interpersonal, communications, and public relations skills.

  • Well organized and attentive to detail.
  • Basic typing skills and able to operate related computer applications.
  • Good math skills.
  • Able to operate related business machines including 10-key, fax, and telephone.



PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION


CLIMBING: Including ladders, stairs, scaffolding, ramps, poles, etc.


STOOPING: Bending downward and forward at the waist. Requires full use of lower extremities and back muscles.


KNEELING: Resting on knee or knees.


CROUCHING: Bending downward and forward at the leg and spine.


REACHING: Extending hand (s) and arm (s) in any direction.


STANDING: For extended time periods.


WALKING: Especially for long distances.


PUSHING: Using upper body to press against something with steady force.


PULLING: Using upper body to draw, drag, haul, or tug objects.


LIFTING: Use of upper body and back muscles to lift objects.


FINGER DEXTERITY: Using primarily just the fingers to make small movements such as typing, picking up small objects, or pinching fingers together.


GRASPING: Using fingers and palm on an object.


TALKING: Especially where one must frequently convey detailed or important instructions or ideas accurately, loudly, or quickly.


AVERAGE HEARING: Able to hear average or normal conversations and receive ordinary information.


REPETITIVE MOTIONS: Movements frequently and regularly required using the wrists, hands, and fingers.


AVERAGE VISUAL ABILITIES: Average, ordinary visual acuity necessary to prepare or inspect documents or products or operate machinery.


PHYSICAL STRENGTH: Able to lift 50 pounds. Able to utilize a ladder for routine maintenance tasks.



WORKING CONDITIONS

  • Worker is subject to changing inside and/or outside temperatures which may include extreme heat (temperatures above 100 degrees) or extreme cold (temperatures below 32 degrees).


  • Works both inside and outside. Subject to weather.


  • Frequent local travel.



MENTAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION


REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved instructions and to deal with problems involving a few variables.


MATHEMATICS ABILITY: Ability to perform basic math skills, use decimals to compute ratios and percents, and to draw and interpret graphs.


LANGUAGE ABILITY: Ability to use passive vocabulary of 5,000-6,000 words; to read at a slow rate; define unfamiliar words in dictionaries for meaning, spelling, and pronunciation.

  • Ability to write complex sentences, using proper punctuation, and using adjectives and adverbs.
  • Ability to communicate in complex sentences; using normal word order with present and past tenses; using a good vocabulary.
