Job Title: Superintendent
Job Description
We are seeking a superintendent to assist on a multi-phase project for a community center. The scope of work and phases will include office space, recreational areas, parking garage, food and beverage services, and more. The candidate will be responsible for working side by side with the Project Manager in the office.
Hard Skills
- Manage subcontractors and track CPM schedules
- Manage overall general construction budgets and safety programs while training personnel
- Comprehend all design documents and review shop drawings
- Assist project team with material procurement process and incorporate into master schedule
- Establish and monitor QC program
- Value-engineer throughout projects
- Make sound choices and seek creative solutions to problems
- Communicate and coordinate effectively with all project team members
- Thorough knowledge and understanding of the prime contract and all subcontracts
- Ensure conformance to contract terms and conditions
- Develop and administer site utilization program, site services, and security requirements
- Enforce Field Safety Compliance
- Conduct Weekly Toolbox Talks
- Prepare and issue non-conformance notices
- Review scope of each subcontractor/vendor
- Generate, secure, and monitor progress schedule
- Identify field-construction and work-sequence considerations
- Determine subcontractor workforce and hours sufficiency
- Prepare interval schedules of 5- and 10-day labor and equipment utilization
- Review and upload Subcontractor’s Daily Workforce Reports
- Monitor actual versus required performance
- Assist with Subcontractor Invoice approval
- Coordinate with project management for timely processing
- Direct efforts of daily reports, job diaries, daily photo documentation
- Change Management and draft RFIs
- Provide Time & Material Monitoring
- Maintain accurate As-Built Drawings
- Ensure adherence to budget and cost code schedule
- Conduct pre-punch list inspections and manage Owner’s punch list
