Schedule : This role requires the maintenance staff to work weekends. Schedule is 8 : 00 AM - 4 : 30 PM.
Position overview : The Maintenance Specialist is responsible for ensuring the proper functioning, safety, and aesthetic appeal of all building systems and common areas within a high-rise condominium. This role involves performing routine maintenance, addressing urgent repairs, and coordinating with contractors to maintain a high standard of living for all residents.
Key Responsibilities :
- Perform regular inspections of building systems, including HVAC, plumbing, electrical, and elevators, to ensure optimal performance.
- Conduct routine maintenance tasks such as painting, light carpentry, plumbing repairs, and electrical work.
- Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
- Monitor and maintain common areas, including lobbies, hallways, recreational facilities, and outdoor spaces, ensuring they are clean, safe, and well-maintained.
- Coordinate with external contractors for specialized repairs or large-scale projects; supervise work to ensure it meets building standards and deadlines.
- Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
- Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
- Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
- Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
- Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.
