Leads a team of Land Development Project Managers and Project Associates in permitting, bidding and contracting, scheduling, construction quality, and budget controls. The Land Development Construction Team owns delivery of completed residential developments with attractive show quality and predictable residential permit ready building pads. Capable of leading by example and synergizing with a cohesive leadership team. The Land Manager is expected to demonstrate the qualities, competencies and collective capabilities identified within Allen Edwin Homes’ Sustainable Competitive Advantage (SCA).
Results/Accountability:
LEADERSHIP
Consistently demonstrate application of the Sustainable Competitive Advantage.
Leads the Land Development Project Managers and Associates through example, effective communication, buy in, and clear expectations.
Develops an effective team capable of meeting the results expected through annual chartered goals.
Ensure field staff competency through continued training, auditing and coaching (Coach for Success).
Manage accountabilities for all expenditures to adhere to project budget; review and approve change orders in accordance with land development contingency guidelines.
Ability to have rigorous (not ruthless) conversations.
Demonstrates a high level of understanding of a “value of a day” mentality and instills this upon all direct reports.
Delivers permit ready & pad ready building sites in accordance with the 10 Quarter Plan and Development Schedule
Responsible for ensuring adherence to centralized data management, scheduling, project tracking processes. Delivers all communities in “show quality”
Demonstrate and lead team with an ownership mindset toward attractive and value driven entrance statements and open space amenities.
All work is done in accordance with established safety standards and OSHA conformance guidelines.
LAND DEVELOPMENT
Preconstruction Stage
1. Effectively coordinates between preconstruction manager and construction project manager to ensure operating procedures and project requirements are being met.
2. Lead construction start up and project progress (i.e permits, contracts) in accordance with the Land Development Schedule and communicates deviations with an understanding of business impacts.
3. Reviews estimates, budgets that are completed by preconstruction team and provides input for optimization and assigns project to project managers.
4. Provides leadership and management of direct reports that own bid process, contracts, specifications to ensure the scope of work is clear and bidding is completed in a timely manner.
5. Act in “purchasing” capacity for trade management, contracting, and value maximization. Demonstrates “stewardship of resources” spending through purchasing strategy and negotiations with trade partners.
6. Provides strategy and communication assistance during negotiation and contract award stage of the project and leads conversations in technical projects.
Construction Stage
1. Ensure process and expectations are clear through changes during bidding and construction.
2. Ensure project team members provide industry leading experience and that job-readiness standards are being achieved.
3. Assist direct reports in navigating conflicts and identifying resolutions on field issues, or leading conversations when necessary.
4. Guides team members in holding trade partners accountable to scope of work and schedule.
5. Accurate forecasting of schedule, coordinating with urgency and managing installation of franchise utilities. Ensure all infrastructure is in place prior to occupancy of homes.
6. Proactive communication and execution to resolve issues before they occur.
7. Execution of “root cause” trend analysis to provide permanent resolution to issues with communication to the team.
Project Closeout Stage
1. Ensure project team is results focused in providing clean and complete communities with a predictable and consistent building permit pathway. Guide efforts to ensure building permits are being delivered, and when necessary, act as lead through challenging environments.
2. Predict and lead team members in scheduling and navigating subdivision process.
3. Ensure internal process is being followed in technical legal and/or engineering aspects during project closeout.
Track and ensure completion of documents in a timely manner.
Leads team members in orchestrating completion of documents when possible.
4. Orchestrate step 3 approvals/final construction approvals and attend municipal meetings when required.
5. Dependably communicates with intercompany departments to create continuity for home building operation.
6. Track performance bonds/cash deposits and obtain release of bonds, returns of cash deposits when performance requirements are met.
7. Ensure department is adhering to project closeout process on the jobsite and with inter-department deliverables.
8. Oversee process for establishing and turning over community amenities to property management teams.
Qualifications:
Bachelor’s degree and/or relevant work experience
Five or more years of experience in homebuilding or land development/project management
Five years of supervisory experience required
