What are the responsibilities and job description for the Preconstruction Manager position at Baldwin & Shell?
Baldwin & Shell Construction Company is hiring for a Preconstruction Manager who will thrive in our Northwest Arkansas Division. The Preconstruction Manager is responsible for the overall lead of preconstruction services on projects ranging from 10 - 100 million in scope. You will also be responsible for collecting and studying information on upcoming projects and past ones. You will design, coordinate and implement the specific preconstruction plan for the projects. This Preconstruction Manager position reports directly to the Division Vice Presidents/Presidents of our Northwest Division. As a core member of the company, you will be expected to be professional, polite, friendly, reliable and attentive while also being accurate. You should always be prepared, organized, respectful and responsive, willing to meet each challenge directly while also not being afraid to ask for help when needed.
To thrive you should:
- Have a minimum of 7 years of Preconstruction services experience
- Have a minimum of 7 years of Construction Estimating experience
- Have experience in managing complex projects that include interacting with a significant number of design construction, accounting, and operational positions
- Be proficient in Microsoft Word, Excel, and PowerPoint.
- Be familiar with MC2 Estimating software, OnScreen, Takeoff, and Smart Bid
- Have strong interpersonal, written, and verbal communication skills
- Have highly developed organizational and time management abilities
- Have prior design phase estimating and hard bid experience - though not a requirement it is a plus!
- Respond well to criticism and actively listens to feedback.
- Be willing to continuously learn and expand your knowledge
Every day you are relied on to;
- Conduct all business in accordance with the American Society of Professional Estimators code of Ethics
- Perform quantity takeoffs for general construction divisions and all estimating services as assigned
- Perform checks between drawings and specifications for discrepancies or omissions
- Assemble bid invitation lists and assist in maintenance of Subcontractor and Supplier database
- Review drawings, specifications and all other construction documents for construction-related issues, completeness of the information and potential risks.
- Present project estimates and budgets to Clients and other stakeholders.
- Develop a project from the first client contact to subcontract formalization
- Ensure project turnover from Preconstruction to Construction Operations is done properly with all information transferred.
