What are the responsibilities and job description for the Maintenance Technician position at Barkan Management Company?
DUTIES AND RESPONSIBILITIES:
- Meet with the Maintenance Supervisor to receive instructions and in unit work orders.
- Ensure that work orders are completed and logged appropriately in Building Link. This includes documenting any notes or follow up actions needed for individual tickets.
- Coordinate service ticket requests with shareholders as required.
- Plumbing knowledge – technician is responsible for diagnosing leaks and blockages and be able to make repairs required. General knowledge of high-rise plumbing a plus. Able to replace faulty components or fixtures as needed (fixture cartridges, supply lines for toilets, replacement of fittings). Capable of performing shutdowns on plumbing lines as needed.
- Electrical knowledge – technician is responsible for changing bulbs or ballasts in common areas as well as in units. If required, they will be able to replace fixtures from stock items.
- HVAC skills – able to perform preventative maintenance tasks associated with fan coil units for individual units. Tthis includes changing filters, checking for blockages in the condensation tray, cleaning of vents or registers.
- Assist with general grounds keeping work, ensuring property is free of litter or debris and assisting in snow removal when needed.
- Any other tasks as assigned by Maintenance Supervisor or Facilities Manager
SKILLS:
- Effective written and oral communication skills.
- General computer knowledge. Knowledge of Building Link a plus.
- Ability to be tactful and courteous with shareholders, tenants and staff.
- General plumbing, electrical, and maintenance skills.
- Ability to exercise sound judgement in emergencies.
PHYSICAL REQUIREMENTS:
Ability to lift 50lbs, climb a ladder, walk up and down stairs and stand for long periods of time.
EDUCATION AND QUALIFICATIONS:
- High School Diploma or Equivalent.
- Trade certification in plumbing, electrical, or HVAC a plus.
