Description: BLT is seeking a Commercial Asset Management Associate to join our team in Stamford, CT. The primary function of this role is to provide analytical support to create and execute business plans for BLT’s portfolio of commercial office buildings. The Associate will assist in all aspects of the leasing, operations, administrative, financial, and capital management of the portfolio.
Duties and Responsibilities:
- Create and execute business plans for each commercial asset, proposing goals and objectives for each property
- Financial modeling, analysis, market studies and industry standard reporting (i.e., variance reporting, discounted cash flows, IRR’s, etc.)
- Assist in the negotiation of leases and contracts
- Assist in the preparation and approval process of property operating budgets, monthly operating statements, and variance reports
- Monthly, quarterly, and annual reporting of the portfolio for internal and external constituents
- Provide support to our capital markets efforts for financings, acquisitions, and dispositions
- Provide support to our property management efforts
- Strategically assess and manage risks associated with current assets on a near-term and long-term basis
- Extensively research relevant markets/trends to ensure assets are managed competitively
- Regular inspections of all assets
- Foster and maintain positive tenant relationships
- Liaise with lenders, brokers, vendors, and third-party service providers
- Report to the Director of Commercial Asset Management
Contacts and Liaisons:
- This position encounters tenants, attorneys, vendors, brokers, municipal employees, senior management, investors, lenders, etc. Diplomacy, tact, and a helpful, positive, professional presentation and attitude are required.
Requirements:
- Bachelor’s Degree required with a concentration in business, finance, accounting and/or real estate preferred.
- Commercial Real Estate Asset Management: 3 years (Preferred)
- Strong real estate finance background
- Computer literacy to create financial models, documents, and presentations, including Microsoft Excel, Microsoft Word, Microsoft PowerPoint, and Argu
- Ability to work with financial concepts and perform financial analysis including ROI, IRR, and discounted cash flow modeling.
