Job Description

Primary Responsibilities : The Renewal Specialist is primarily responsible for negotiating and closing lease renewals with current residents in the assigned Market.

This position provides superior customer service to residents during the leasingrenewalprocessandisresponsibleformaintainingrenewal-relatedmetricsasassignedbytheRenewalManager.

Review all documents pertaining to lease renewal process for accuracy before executing into property management system.The Renewal Specialist will focus on increaseoccupancy retention rate to maintain resident occupancy and retention goals.

ProcessleaserenewalsforallMaymonthomesbyfollowingourrenewalpolicyandincreasingoccupancyretentionrate

Ensureallleaserenewalpaperworkiscomplete&correctbeforeuploadingintothe propertymanagementsystemandsend Renewal Manager email to accept renewal.

Effectivelycommunicatestheleaserenewalprocess,monthtomonth,andleaserenewalstatuswithcurrentresidents.

StrongunderstandingofMaymontleaseagreementsandcanaccuratelyexplainthemtoexistingresidentsinauser- friendly manner.

Followupwithresidentsregardingrenewals / moveoutdocuments.

Trackpaperworkandpolicyerrorsforcontinuedanalytics.

Spot-checkpersonalcompletedworkforaccuracy.

ExecuterenewalleasesthroughDocuSign.

Buildsrapportwithcurrentresidentsandmanagesallcommunicationflowrelatedtoleaserenewals.

Meetsand / orexceedsdaily,weekly,andmonthlyrenewalperformanceandmeasures

Understandscustomerneedsandrequirements.

Outboundcontacttoresidentsduringarenewaltodiscusstheirofferandwalk-thrusigningarenewallease.

Adhere to all local, state, and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws pertaining to property management or residential leasing.

Resident Lease Termination / Accepting Notices to Vacate from residents to include processing lease status changes (MTM / NTV)

Understandingthereasonsforresidentmove-outandhowthecompanycanrespondtocurbpotentialnegative occupancy trends.

ProvidesSupporttotheRenewalAdministrativeAssistant.

Followupwithresidentregardingrenewing.

Otherduties,asassignedbysupervisororleadershipteam.
