General Definition of Work
Manages skilled technical work maintaining operation of assigned school facilities for the
district, creating scopes of work, bid documents and budgets for projects, managing projects through completion, and related work as apparent or assigned. Work is performed under the general direction of the Director of Facilities.
Qualification Requirements

- Thorough knowledge of maintenance and construction materials, supplies and equipment.
- Thorough knowledge of building structures and systems, supplies needed to bid a project and timelines to complete.
- Ability to express ideas clearly, orally and in writing; ability to plan, train and supervise the work
- Ability to operate standard office equipment and related hardware and software.
- Ability to understand MSDS's and other chemical documentation.
- Ability to learn specialized tools, equipment or software related to business needs.
- Ability to establish and maintain effective working relationships with staff, contractors and the general public.
Education and experience
Bachelor's degree preferred with coursework in construction management, business administration, or related field and extensive experience in construction management, working in a major trade, or equivalent combination of education and experience.

Reports to
Director of Facilities
- Manage operations of assigned schools within the school district.
- Manage all assigned projects involving multiple trades.
- Oversee and manage staff members, recommend hiring, disciplinary actions and dismissal
- Coordinate and manage repairs and maintenance of schools and buildings.
- Compose capital and maintenance budgets for both Cabarrus County and Kannapolis City
- On-Call contact for all Cabarrus County and Kannapolis City school emergencies including
- Assist in annual assessment of all school facilities and participate in the preparing of the annual
- Supervises and inspects the work of contracted labor.
- Evaluates project sketches or blueprints and cost estimates to make implementation decisions.
- Consults with outside authorities and agencies regarding facility maintenance and
- Other related duties assigned by Director of Facilities.
Physical Requirements
This work requires the occasional exertion of up to 10 pounds of force; work regularly requires standing, walking, speaking or hearing, using hands to finger, handle or feel and reaching with hands and arms, frequently requires repetitive motions and occasionally requires sitting, stooping, kneeling, crouching or crawling, pushing or pulling and lifting; work requires close vision, distance vision, ability to adjust focus, depth perception, color perception and peripheral vision; vocal communication is required for
expressing or exchanging ideas by means of the spoken word and conveying detailed or important instructions to others accurately, loudly or quickly; hearing is required to perceive information at normal spoken word levels; work requires preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, using of measuring devices, assembly or fabrication of parts within arm’s length, operating machines, operating motor vehicles or equipment and observing general surroundings and activities; work occasionally requires wet, humid conditions (non-weather), working near moving mechanical parts, exposure to fumes or airborne particles, exposure to toxic or caustic chemicals, exposure to outdoor weather conditions, exposure to extreme cold (non-weather), exposure to extreme heat (non-weather), exposure to the risk of electrical shock, exposure to vibration and exposure to bloodborne pathogens and may be required to wear specialized personal protective equipment; work is generally in a moderately noisy location (e.g. business office, light traffic).
Special Requirements
Must possess a valid North Carolina driver’s license and maintain a safe driving record.
