We are a fast-growing multi-family property management company looking for an experienced Groundskeeper to join our team!
Job Summary: The role of a Disrupt Management Groundskeeper requires assisting the Lead Maintenance and Property Manager in maintaining the physical integrity of the community. This involves making every effort to ensure units are turned quickly and grounds are clean providing a quality living environment for residents, guests, and staff. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition.
Essential Duties & Responsibilities:
- Conduct all business in accordance with company policies and procedures, state, and federal laws, e.g., OSHA, ADA, Fair Housing, etc.
- Must be aware of the condition of physical property throughout the community and immediately report unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights to Manager or Lead Maintenance
- Maintain stairs, gates, fences, patios, railings, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, shutters, doors, cabinets, windows, sliding glass doors, door locks, P.O. boxes and locks, ceiling leaks, walls, pool areas, tile, jacuzzi, pool furniture
- Fix or replace tile, carpet, flooring of units
- Changes locks and makes keys
- Removes and transfers heavy appliances and equipment from storage areas to apartment (or vice versa) as circumstances warrant
- Assists in moving abandoned furniture, appliances, etc., to dumpsters when necessary
- Ensures that storage areas remain locked when not in use
- Responsible for keeping grounds 100% clean and free of litter
- Details property on a regular basis. Cleans and rakes shrub areas, shovels mud when necessary. Use blower to keep sidewalks and walking areas clean of loose grass and brush
- Repairs and replaces windows, screens, sliding glass doors, etc. Performs routine maintenance on property as requested by Property Manager and Lead Maintenance
- Assists with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.
- Assists with "make-ready" duties when requested by the Property Manager and Lead Maintenance
- Performs interior and exterior painting duties when requested. Carries buckets of paint from storage area to work site
- Completes minor and routine service requests when requested by manager and/or senior maintenance technician. Follow procedures when service requests are performed
- Change locks, make keys when directed
- Distributes resident communications to residents, e.g., upcoming events, pest control notices, newsletters
- Performs any additional duties assigned by Lead Maintenance and Property Manager
Skills and Qualifications:
- Proven experience as Porter/ Make Ready/ Groundskeeper
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances, and devices
- Manual dexterity and problem-solving skills
- Good physical condition and strength with a willingness to work overtime
- Customer service orientation
- Self-motivated, ability to be resourceful and creative
- Organized with the ability to prioritize and multi-task
- Team oriented with ability to work independently and with a team
- Certificate in EPA, HVAC, building maintenance technology or relevant field (preferred)
- High School Diploma or equivalent (preferred)
- Bi-lingual (preferred)
