What are the responsibilities and job description for the Facilities Manager position at Dole Food Company, Inc.?
This role is with the Dole Fresh Vegetables (DFV) division. DFV will provide INTERNAL CANDIDATES priority and consideration of their success in existing and prior roles as valid experience.
GENERAL DESCRIPTION / PRIMARY PURPOSE:
The Facilities Manager oversee all building-related activities and is for managing the design, planning, construction and building maintenance of the facility. Ensures facility is orderly and functional.
MAJOR RESPONSIBILITIES AND TASKS/DUTIES OF THE POSITION:
- Prepare and monitor annual property operating budget for all exterior landscaping and interior facility management.
- Manage facilities related projects and associated contractors. Projects include, but are not limited to asphalts work, roof repair, dock doors, lighting, electrical, plumbing, and structural repairs.
- Conduct minor repairs and replacements.
- Oversee the functioning of building systems, including fire life safety, building security, elevator service, HVAC, electrical services, and plant operations
- Develop and maintain building standards (consistency of architecture design, furniture standards, environmental care, etc.)
- Responsible for the purchase of all building furniture, equipment, and repairs.
- Understand building codes and safety requirements (OSHA) at city, county, and state levels.
- Manages the Process Safety Management system to ensure compliance with OSHA regulations.
- Communicate safety procedures building guidelines to all employees.
- Meet with local government officials and direct the planning improvement programs consistent with standard building and property enhancement guidelines.
- Direct the planning improvements for business recovery plans to the business recovery needs of serviced groups.
- Monitor and report utility consumption data.
- Implement conservation programs for staff and building operations.
- Supervise the Preventative Maintenance program. Complete monthly physical plant reviews and creation of building logs for historical operational data.
- Supervise all outsourced and contracted building labor (e.g., security, janitorial, landscape maintenance. building mechanical contractors).
- Work with all management levels to assure the environmental comfort and safety of the staff.
- Bid, negotiate and prepare all service contracts related to contract labor, repairs and maintenance of equipment ensuring compliance with Dole guidelines.
- Signer approval for invoice payment on all service contracts negotiated for the operation of the facility and property.
- Approval of all vendor invoice payments related to facility and property.
- Manage employees for facilities within scope of responsibility.
- Other duties as assigned.
Required Skills
JOB SPECIFIC COMPETENCIES:
- EXPERIENCE: Minimum of two (2) years’ experience in Facilities, Maintenance, Construction, or related field. HVAC experience is highly desirable to be able to diagnose and/or repair equipment as needed.
- SKILLS: Excellent verbal and written communication skills. Ability to read and interpret documents such as operation instructions, installation manuals and Safety Data Sheets (SDS). Ability to apply the concepts of basic algebra and geometry in order to calculate the quantity and size of materials needed for a given project in order to minimize waste.
- ADDITIONAL: Bilingual in Spanish/English very helpful. Must have the ability to make decisions, maintain regular and acceptable attendance, follow directions, interact well with co-workers, understand, and follow posted work rules/procedures and to accept constructive criticism.
PHYSICAL REQUIREMENTS:
- Mobility to work in a typical shop, mechanical room, or related maintenance setting, including operating typical trade equipment, hand and power tools and standard office equipment, and to drive a motor vehicle. Must be able to stand, walk, and climb and to work in confined or awkward spaces for extended periods of time. Must have strength to lift and maneuver materials and equipment weighing up to 100 pounds with proper equipment.
WORK HOUR & TRAVEL REQUIREMENTS:
- Flexibility to work varied hours. Must be able to respond to emergencies after hours.
- Must be able to drive short distances to pick up supplies.
Required Experience
EXPERIENCE & EDUCATION:
- High School diploma required. Trade School Certificate, Associates/Bachelor’s degree in General Construction, Facilities Repair, or related field preferred.
- Must possess a valid drivers’ license.
